With nearby shopping and dining offerings, plus one of the top public school districts in San Antonio, residents here enjoy Cibolo Canyon for what it is — a luxurious suburban escape from the big city. “It’s truly a gorgeous, residential community where you are out there for the peace and quiet," Amezcua says.

Distinct and well-landscaped gated communities
Cibolo Canyon has two different gated communities within the neighborhood’s boundaries, including Sendero Ranch and Beltera. “It’s master-planned, but it’s not cookie-cutter,” Amezcua says. “There are a lot of garden homes, and the oldest homes were built around 2006, but they are already showing some character.” The Sendero Ranch subsection has more luxury-style new builds, like stately Mediterranean properties resting on multiple acres of land. The Beltera community, on the other hand, features properties that are closer together, with many new traditional homes and craftsman styles. Home prices can start in the high $400,000s for three-bedroom homes, while grander homes in Sendero Ranch can go as high as over 2 million dollars. The entire Cibolo Canyon area is immaculate and well-landscaped, highlighted by a hill country landscape full of mature Texas Oak, Live Oak and Red Oak trees.

Students in Cibolo Canyon are either zoned for the Comal Independent School District, which gets an A-rating from Niche and includes Indian Springs Elementary School, Pieper Ranch Middle School and Pieper High School, or more commonly, the North East Independent School District. Young NEISD students attend Cibolo Green Elementary, which gets an A-score, while middle schoolers can head to Tejeda Middle School, which also receives an A-score. Upper-level students are zoned for Johnson High School, rated at an A-plus and ranked the #6 best high school in San Antonio. Almost 60 percent of students at Johnson High take Advanced Placement Classes, and the school offers online dual enrollment courses via OnRamps. This program lets students take college-level classes with transferable credits to The University of Texas at Austin. Starting at the Cibolo Green Elementary School and ending at the nearby TPC Community Center, residents take part in the parade by decorating bikes and wagons and close out the celebrations with festive neighborly games and activities.

Nearby shopping and dining with authentic local hotspots
Residents don’t have to head too far out of the neighborhood for shopping and dining selections. Right next to the gated community is the Shops at Canyon, with a mix of stores, service shops and restaurants. For more shopping opportunities, the Village at Stone Oak Shopping Mall has big-box stores like Target and Home Goods, as well as an Alamo Drafthouse for a combo of dining and cinema. When looking for pantry staples, residents can head to the Sam’s Club right on Highway 281 or further south on the highway to the H-E-B. A walkable neighborhood near Highway 281
Because of Cibolo Canyon’s more remote hill country location, residents have to rely on driving to get around, as there is no direct public transportation within the community. The actual neighborhood, however, is highly walkable for getting to amenity centers and nature trails. “It’s a little bit far removed,” Amezcua says. “If you want to go downtown to check out something like the Spurs game, you are going to have to travel.” Residents are 20 miles from downtown San Antonio and 11 miles from the San Antonio International Airport. The neighborhood sits right below TPC Parkway, which provides locals with access to the main Highway 281 for commuting and traveling in and outside of San Antonio.
