East Campus is home to UTSA, highly rated schools and Six Flags
It's no surprise that this San Antonio neighborhood is called East Campus. For the better part of the year, the sights and sounds of college life at the University of Texas at San Antonio (UTSA) is hard to ignore. The entire community's school pride is palpable, but that feeling doesn't stop with UTSA students and alums. Some of Northside Independent School District's most well-regarded schools are within a 3-mile radius, offering East Campus students an extensive list of award-winning extracurriculars. A good portion of this neighborhood consists of student housing and apartments. However, a collection of residential streets branch out from campus housing, where homeowners and renters can enjoy the surrounding excitement from a distance. According to Vicki Collier, a Realtor at Keller Williams Legacy, this respite from nearby noise is a significant draw for folks in East Campus. "People who want to still stay in San Antonio without being in San Antonio find this area refreshing." East Campus sits close to scenic Texas Hill Country on the most northern edge of San Antonio. "It is sort of this 'gateway to the west' if you think about it," Collier adds. "You've got Boerne's super cute shops and beautiful mountain views; you've also got Comfort beyond that." Homes are surrounded by an extensive trail system, multiple tourist attractions and two of San Antonio's newest upscale shopping malls.
The Shops at La Cantera and The Rim
Along UTSA Boulevard, there are plenty of coffee shops and casual eats. The Block is a unique dining location with food trucks gathered around a covered bar and patio. "Where I-10 meets at the intersection, there's this really nice row of restaurants," Collier says. "There's Pappadeaux, which has the best Cajun food around, and Whiskey Cake is always a favorite for mimosas and charcuterie boards." Across from Costco on I-10, Chicken N Pickle features yard games like cornhole and pickleball alongside an array of food often seen at family cookouts, including jalapeno deviled eggs and burgers. A little over a mile away, Fiesta Trail Shopping Center provides all the grocery staples at H-E-B, Sam's Club and Walmart. However, The Shops at La Cantera and The Rim are the bread and butter of the San Antonio shopping scene. According to Collier, La Cantera is the more upscale option of the two. Locals can grab wine or beer at TapVille and peruse designer brands like Gucci and Louis Vuitton. "The Rim is better known for their restaurants and entertainment," Collier adds. The Rustic, an outdoor music venue and restaurant, serves unique dishes like Drunk Chick, an ancho-lime butter-covered chicken cooked on top of a beer can and stuffed with jalapeno spoon bread.
UTSA is the heart of East Campus
Northside Independent School District students can attend Carnahan Elementary and Stinson Middle Schools, which share a B Niche score. Brandeis High School earns an A from Niche, and is home to award-winning extracurricular programs, including Air Force JROTC and the Brandeis Orchestra, which performed at Carnegie Hall in 2018. Founded in 1969, UTSA is home to over 30,000 students across its four campuses and offers roughly 150 undergrad and graduate programs.
New tuck-under garage homes in University Village
While apartments and student housing are available — like those off UTSA Boulevard — several subdivisions are in East Campus. Most common are ranch homes and split-level residences with brick and stucco exteriors, evident throughout the Maverick Creek and Regency Meadow subdivisions. University Village is home to newer, post-pandemic builds, often featuring a tuck-under garage and a combination of lap and shake siding. While these homes might not offer a front porch, their common amenity is usually a spacious back deck patio within a fenced backyard. Generally, prices range from $300,000 to $400,000 for a home with three bedrooms and up to 2,000 square feet of living space.
Neighboring Six Flags Fiesta and SeaWorld San Antonio
For fun weekends out, Six Flags Fiesta Texas and Andretti Indoor Karting & Games San Antonio are right across Loop 1604. Animals like otters and turtles await at San Antonio Aquarium and SeaWorld San Antonio. Events and scholarly speakers are hosted at UTSA annually, along with football and soccer games. With its proximity to downtown San Antonio, many residents travel to the city for various events. Rodeo season begins in February at the San Antonio Stock Show and Rodeo, and Fiesta San Antonio is another big draw. This 10-day festival brings the whole city together for a parade, vendors and live performances.
From pollinators to Government Canyon State Natural Park
UTSA's campus has a community pollinator garden filled with milkweed plants to support the dwindling Monarch butterfly. The Greenway Trail System can also be accessed throughout East Campus. This growing network of paved trails stretches around nearby waterways and parks for over 80 miles. Visitors can access the trails from over 50 major trailheads, and the names of the four largest segments of the Greenway are the Salado Creek Greenway, the Westside Creeks, the Medina River Greenway and the Leon Creek Greenway, which connects Fox Park and Bamberger Nature Park. La Cantera Golf Club, located at La Cantera Resort and Spa across Loop 1604, is an 18-hole championship golf course with views of Texas Hill Country. In 2016, it was voted the Best Golf Course in San Antonio. Off I-10 towards Hill Country, Friedrich Wilderness Park offers 10 miles of trails for all experience levels. Government Canyon State Natural Park, on Galm Road, offers dog-friendly walking trails and guided hikes around the canyon. And when a weekend calls for fishing, boating or camping, Medina Lake is 27 miles away.
Getting around and beyond East Campus
Residents around East Campus have convenient access to Interstate 10 and Route 1604. Downtown is 15 miles away, and San Antonio International Airport is 13 miles away. However, the area experiences heavy traffic, much like the rest of San Antonio. "There's a lot of road construction along 1604 and I-10 right now," Collier adds. It's always going to be a problem, but it looks like some improvements are being made." In partnership with UTSA, VIA Metropolitan Transit provides students and employees free bus and rideshare services, with stops alongside major throughways like Frontage Road and the loop of University Heights Road. For immediate healthcare needs, Methodist Hospital Landmark is a mile away from most East Campus residences.
