Named after a highly sought after subdivision, Encino Ranch is a residential area of several gated subdivisions between TPC Parkway and Evans Road. With Johnson High School to the west and TPC San Antonio to the east, you’re not far from highly ranked schools or highly ranked recreation options. Highway 281 is also a short drive away, making it easy to commute just about anywhere in San Antonio.
Located near Johnson High School, the Encino Ranch subdivision is a gated community that hugs Bulverde Road and Evans Road. Most homes are two-story, contemporary-style homes with brick, stone or cement siding that fall in the $450,000 to the upper $600,000 range. Campanas at Cibolo Canyons, the gated community closest to TPC San Antonio on the east side of the area, has a lot of stone, Spanish Mission-style homes. Prices range from the upper $500,000 to $1 million.
Across Bulverde Road from Encino Ranch is Fossil Creek. Compared to other subdivisions in the area, Fossil Creek is a quaint, gated community. It’s a very social neighborhood, a close-knit community where everyone knows everyone. “The biggest highlight is location,” says Blain Johnson, Realtor with JB Goodwin Realtors. “Fossil Creek is very conveniently located, and the high school it feeds into makes it very sought after.” The subdivision is so desirable, that homes don’t stay on the market long. “People just wait for homes to hit the market,” he explains. “When something hits the market, it’s gone over the weekend.” Acreage lots is another draw to Fossil Creek. On average, lot sizes are 1-4 acres, allowing residents to experience a country-feel inside of the city. “It’s also appealing because the houses are unique. Every single house is different,” says Johnson. There’s a good range of housing styles, because each house in Fossil Creek was developed by a different builder over the course of 25 years, since the subdivision was established. Styles include farmhouse-style, Hill Country stone-style homes and some Mediterranean-style houses that Johnson says are pretty popular. Newer homes tend to be more contemporary. Recent closing sale prices range from $800,000 to $1.6 million.
A majority of the Encino Ranch residential area is served by North East Independent School District, a highly sought after district, and Judson ISD. Students living in the Encino Ranch subdivision will attend Roan Forest Elementary School, Tejeda Middle School and Johnson High School. Those living in Fossil Creek, Fossil Ridge, Cibolo Canyons – Vallitas and Campanas will attend Cibolo Green Elementary School, Hill Middle School and Johnson High School. Johnson High, graded A-plus on Niche, offers Advanced Placement, Dual Credit and Dual Enrollment classes. Students can also apply for magnet programs or schools, like the Agriscience Magnet Program and the Space and Engineering Technologies Academy (SETA). Students living in Cibolo Canyons – Campanas are zoned for Judson ISD, and will attend Wortham Oaks Elementary School, Kitty Hawk Middle School and Veterans Memorial High School. Veterans Memorial High, graded B-minus on Niche, offers Advanced Placement classes, and Career & Technical Education in subjects like Legal Studies and Cybersecurity.
The Village at Stone Oak on TPC Parkway has several retail stores, including Target, HomeGoods, Loft and more. Sprouts Farmers Market is a short drive away on Bulverde Road, or you can head over to H-E-B plus! on the other side of Highway 281. There are several casual and fast-food restaurants in these shopping centers. Satisfy your craving for New York-style pizza at 46th Street Pizzeria. Other dishes they offer include sandwiches like meatball parmigiana, and pasta entrees like pasta caprese and ravioli. Stop by Shin Dig for a place to relax with friends and enjoy good food and adult beverages.
There is member-exclusive access to Cibolo Canyon amenities, including the private clubhouse with a swimming pool, fitness center, tennis and pickleball courts and more. Access to the resort spa, waterpark and golf course at JW Marriott is also available by membership. While you’re there, experience fine dining at one of the hotel’s upscale restaurants.
