One of the oldest neighborhoods in San Antonio, Five Points sits just north of downtown and offers a mix of historic and newly built single-family homes, with quirky local restaurants tucked in and expansive parks along the neighborhood’s edges. It offers proximity to both downtown San Antonio and the nearby San Antonio College, which is “right there within walking distance,” according to local Realtor and San Antonio native Gina Candelario. “Five Points is a great little pocket of a neighborhood,” she adds. “A majority of the people who live there have lived there for a long time.”

Just north of downtown
Five Points is just across Interstate 35 from downtown San Antonio, about a 30-minute walk or five-minute drive or bus ride. Methodist Hospital Metropolitan is less than a mile outside the neighborhood, and the San Antonio International Airport is about a 10-minute drive away.

A mix of historic homes and new builds
Five Points has a mix of single- and multi-family homes, primarily built in the early 20th century, though many have been recently renovated, and some newer homes have been built recently. Architectural styles include Craftsmen, bungalows, American Foursquares and ranch-style homes, and residences tend to have small, often fenced-in front yards. Front porches aren’t uncommon, and many residents put out patio furniture to hang out outside and say hi to their passing neighbors. Lot sizes vary by block, but it is a relatively dense neighborhood, typically picked for its selection of single-family homes close to downtown rather than its lot sizes. Prices tend to fall between $200,000 and $400,000, with a median price of $315,000. “There were quite a few Airbnbs in the neighborhood, but they weren’t being leased, so most of them have turned into long-term rentals,” Candelario says.

Eclectic eateries and shopping locally at Historic Market Square
“There are a couple of restaurants and bars within walking distance, and they’re pretty good,” Candelario says. “One of them focuses on having all organic food and buying ingredients from local farmers. That one’s called The Cove. They have a car wash there as well as an ice cream stand and a washateria.” Another local favorite is M.K. Davis Restaurant, which serves Tex-Mex and chicken fried steak but is best known for its schooners of beer. At Sanchos Cantina and Cocina, patrons enjoy frozen margaritas and nachos alongside live music on the restaurant’s patio, and at Kimura, they slurp some of the city’s best ramen. With San Antonio’s Historic Market Square only a mile away, residents can access endless shopping from local artisans and vendors. The neighborhood’s La Michoacana Meat Market gives residents access to freshly made tacos and a wide array of Mexican groceries. For additional grocery shopping, residents head about a mile and a half south to the downtown H-E-B.

Something for everyone at San Pedro Springs Park
The oldest park in San Antonio, San Pedro Springs Park, borders Five Points to the north. Its crown jewel is its spring-fed pool, sought by residents from across San Antonio as a spot to cool off in the summertime. San Pedro Springs Park is also home to the McFarlin Tennis Center, which has 22 lighted courts and offers lessons, camps and leagues, and the San Pedro Library, where residents meet for art exhibits, story times, film screenings and more. Also on the park’s grounds is the San Pedro Playhouse, a 1930-built theater that still puts on plays to this day. On the other side of Interstate 30, some residents hang out at Garcia Park, a smaller community park with a trail and a playground. South of the neighborhood, San Pedro Creek Culture Park puts public art into an urban outdoor space, and “They’re extending the River Walk to connect to San Pedro Creek Culture Park,” Candelario says.

San Antonio Independent School District and San Antonio College
Students in Five Points attend schools in San Antonio Independent School District, starting with preschool through eighth grade at Beacon Hill Academy, which received a C on the educational review site, Niche. Then, they continue to Edison High School, which received a C-plus. Edison High School offers career and technical education in areas like culinary arts, cybersecurity and emergency services. Some residents live in Five Points for its proximity to San Antonio College, a public community college that enrolls about 20,000 students every semester.

Nights on the River Walk
Five Points is about a mile and a half north of the San Antonio River Walk, the city’s top destination for dining and entertainment.
