History and community in South Central Texas
Located just over a mile from downtown, the historic neighborhood of Monte Vista represents the heart of San Antonio. “It is very close to downtown, and it’s near a lot of historic monuments,” says Marie Crabb, Realtor with Exquisite Properties and lifelong area resident. “It’s one of the oldest areas in San Antonio.” This community was developed during San Antonio’s Gilded Age between 1890 and 1930. Many of the early residents were prominent in the city’s thriving oil and cattle industries. While the area has been through significant development in the years that followed, much of this history can still be felt throughout Monte Vista today. “If you really like old architecture, the neighborhood is a landmark,” Crabb adds. With its rich history, a storied private school and its convenient location, Monte Vista is an appealing south-central Texas destination.

Shopping and snacking in San Antonio
Monte Vista residents can head 1 mile north on Howard Street to shop for groceries at H-E-B. The nearest Walmart is 4 miles away in Dellview Marketplace, where locals will also find Harbor Freight Tools. The neighborhood’s position in the middle of San Antonio means that residents do not have to venture far to experience the Culinary Capital of Texas. “There are a lot of chef-driven restaurants here,” Crabb says. “My favorite is Battalion, which is an upscale Italian place downtown.” Of course, there is no need to stray from Monte Vista’s boundaries. La Fonda on Main, San Antonio’s oldest Mexican restaurant, has been offering elegant takes on classic Tex-Mex fare directly in the neighborhood since 1932.
The San Pedro Springs Pool, a perfect place to beat the heat.
San Pedro Springs
Locals can head 1 mile south on San Pedro Avenue to enjoy a day under the Texas sun at the second-oldest park in the United States. “San Pedro Springs Park is a really nice spot,” Crabb says. This park is constructed around natural springs, which have served as a gathering point in the area for 12,000 years. Today the springs feed into a community swimming pool that is surrounded by towering oak trees. Several miles of trails wind around the pool and lead eventually to the San Pedro Library, where residents spend weekends browsing the 26,000 volumes of books, movies and music.
Locals and visitors can enjoy Fiesta every April, San Antonio's largest event of the year.
Fiesta San Antonio
San Antonio’s signature parade makes its way through Monte Vista annually. “All of the Fiesta events happen nearby,” Crabb says. “The parade route runs right through the neighborhood. It always draws huge crowds.” Since 1891, the delighted shouts of carnival patrons, the reverberating music of dozens of outdoor concerts and the smell of fried street food have filled the city for 10 days of revelry in early spring. Even the zoo animals participate, as the Festival de Animales closes out the event with two days of live music, roaming dancers and specialty cocktail offerings.

Home in historic San Antonio
Homes in the neighborhood were mainly constructed in the early part of the 20th century, with sporadic bursts of new construction from 1980 to 2004. “A lot of homes are much older,” Crabb says. “It’s very rare to find new construction in Monte Vista.” The older houses reflect the popular styles of the time, such as four-bedroom Tudors built in 1927 with prices beginning around $700,000. Although uncommon, four-bedroom Modern Traditional townhouses built in 2024 are available starting at just under $1 million. There are even four-bedroom Italianate villas with private pools, built in 1930, that begin around $2.3 million.

From kindergarten through eighth grade, children are zoned to attend Agnes Cotton Academy, a public charter school that scores a C-plus on Niche. Students at Cotton Academy can participate in athletic programs including 7-on-7 soccer. They then finish at Edison High School, which earns a C-plus and offers a magnet program in health professions. Private education is also available, as St. Anthony Catholic High School is located directly in the neighborhood. This co-educational institution was founded in 1903 as a seminary for young men, finally opening its doors to young women in 2003.

Getting to The Alamo or the airport
Two bus lines serve Monte Vista, with the No. 4 line operating along San Pedro Avenue every 20 minutes and the No. 5 line running up and down McCullough Avenue every hour. Both lines head straight into the downtown area, taking between 20 and 30 minutes to reach The Alamo. Residents also enjoy access to Route 281, connecting them 6 miles north to San Antonio International Airport.
