In real estate, when an area is building up, it's a good sign,” says Faith Roberts, a real estate agent with GUIA Realty Group and a longtime local of San Antonio. Roberts runs the TikTok account ‘Unofficial Tour Guide of SA,’ giving relocators an inside scoop into the city.

Scenic Oaks comprises numerous planned and 24/7 gated communities shrouded by canopies of trees. “This is the outer suburbs of San Antonio. A lot of these homes are on half an acre. But when we say country, we say it loosely. It’s more hilly area of the city,” Roberts says. Prominent developments include Scenic Oaks, River Rock Ranch, and Country Estates, which operate under their respective property owner associations and are typically formed by a board of directors and committees. The communities usually offer private parks, pools, clubhouses and trails. Locals within the Threshold Ranch subdivision have a unique opportunity with taxiway access to the Boerne Stage Airfield. Scenic Oaks homes date back to the 1980s and, over time, have expanded into pockets of homes spanning from 3,500 square feet to 5,000 square feet. Contemporary and new traditional styles with Mediterranean and Spanish Revival sit on curved roads, designed with stone, brick or smooth stucco siding. They offer broad, paved driveways and three-car garages ideal for storing RV's and boats. Prices can range from $450,000 for a three-bedroom to over $1.3 million for a four-bedroom resting on half an acre.

Aue Elementary in the neighborhood
Families may be part of the Northside Independent School District, which is the biggest district in the state and garners an overall grade of A-minus, according to Niche. Students may attend A-rated Aue Elementary, Clark High, and B-plus-rated Rawlinson Middle School. High schoolers participate in Career and Technical Education and Air ForceJROTC and dabble in orchestra, choir and theater. The high school's girls' basketball team, the Lady Cougars, won that state championship in 2023 and made it to the semifinals in 2022.

The area received $80 million out of the state's $1.25 billion bond program proposed to fix infrastructural issues, including the Loop 1604 Expansion Project. Scenic Oaks is 15 miles from San Antonio International Airport from the center of the area and 11 miles from Methodist ER Boerne for 24/7 emergency care.
