A convenient commuter spot at base of Shandin Hills
Just a few miles north of Downtown San Bernardino at the base of Shandin Hills, suburban Ridgeline is a convenient home base for Inland Empire residents, offering quiet, sidewalk-lined streets and convenience to shopping, dining and commuter arteries. “Grocery shopping is close by, and freeways are just five minutes away,” says area resident Jeff Teel, a Realtor with Progressive Properties. He adds that homes higher in the hills offer views of the city below, setting it apart from other neighborhoods of equal proximity to downtown.
Ridgeline's renter-dominated market
More than half of Ridgeline’s residents are renters living in apartment or condominium complexes; condos are also available for sale. Apartment-style units from the 1980s with up to three bedrooms range in size from about 650 to nearly 1,100 square feet and generally go for anywhere from $250,000 to $350,000 depending on the floor plan.
Most single-family homes were built after 1990, and while construction slowed by the early 2000s, there are still some new builds. Most floor plans range from around 1,500 to over 3,000 square feet, and prices can range from about $580,000 to $715,000, depending on the size and updates. Most homes have Spanish-style architecture with stucco exteriors and clay tile roofs and sit on lots up to a half-acre.
Access to grocery shopping and low-key dining options
Ridgeline is bordered by Kendall Drive, where there is a Stater Bros. Markets for groceries, as well as a handful of locally owned restaurants. Jersey’s Pizza serves casual Italian in a sports bar atmosphere, and the no-fuss Alberto’s Mexican Food is a morning go-to for breakfast burritos. For pub fare and late-night drinks, residents can head to Trevor’s Rustic Inn and Wooden Nickel.
Close to a public golf course and community parks with a trail to the top of Shandin Hills
Ridgeline is within a few miles of the public, 18-hole Shandin Hills Golf Club, as well as several city parks. In Blair Park's 34 acres, there are three baseball diamonds that are regularly used by various youth and adult leagues, as well as a skate park and courts for tennis and basketball. There is also a half-mile walking track and a hiking trail that leads to the top of Shandin Hills, which is a popular spot to watch the sunset. Lionel E. Hudson Park's 10 acres include two large playgrounds, a volleyball court and a picnic area with barbecues for birthday parties and family reunions.
Career academies at Cajon High
Ridgeline is zoned for the San Bernardino City Unified School District. Students may start at Newmark Elementary, which earns a C-rating from Niche, and Shandin Hills Middle, which receives a C-minus. At the A-minus-rated Cajon High, students can enroll in one of several career-focused academies in fields ranging from health and human services to art and creative technology.
Access to public transportation and proximity to Interstate 215 and Foothill Freeway
Stops for the OmniTrans bus system line Kendall Drive, connecting riders with stops throughout the San Bernadino Valley. Both Interstate 215 and Foothill Freeway are just a few miles away for a commute to hubs throughout the Inland Empire and beyond, including Los Angeles, about 60 miles west. Residents are within 5 miles of Dignity Health’s St. Bernardine Medical Center and Community Hospital of San Bernardino, and about 8 miles from San Bernadino International Airport.
Air quality concerns and high risk of wildfires
Like much of California, San Bernadino County has a high risk of wildfire, which is worsened by drought and hot summer temperatures. Ridgeline is within a few miles of several different fire stations, which offer free fire risk assessments of homes and properties while addressing ways homeowners can better protect themselves and their property. The San Bernardino County Fire Protection District has been named as a 2024 Fire Risk Reduction Community, a designation that makes it easier for the district to receive fire prevention grants and may also make it easier for homeowners to obtain insurance.
San Bernadino County also experiences air quality issues, which can largely be attributed to area warehouses and trucking corridors. In 2024, San Bernadino County was named as the worst in the U.S. for ozone pollution and in the top 10 for the worst annual particle pollution by the American Lung Association. Respiratory issues like asthma and lung disease can be worsened by poor air quality, and the air may be unhealthy on certain days for sensitive groups.
