Conveniently located bedroom community near parks and medical centers
Shirrells is a residential neighborhood two miles west of downtown San Bernardino. Offering views of the San Bernardino Mountains, this Inland Empire area was historically a hub for citriculture and manufacturing before a housing boom occurred in the 1940s. Since then, the community has become a residential haven near schools and the Community Hospital of San Bernardino. “Shirrells is a cute neighborhood. It’s very family-oriented, and the 210 Freeway and several colleges are nearby. A lot of FHA buyers and people from Los Angeles are moving here because the neighborhood is more cost-effective than other areas,” says Carolyne Beaulne, a Realtor with Re/Max Time Realty with almost a decade of experience.

Centrally located midcentury housing in the San Bernardino Valley
Shirrells has a variety of home styles, thanks to most being built between the 1940s and 1970. Midcentury designs and ranch-style houses often have Spanish elements, like stucco walls and red-tiled roofs, while manufactured homes have the clean lines of 1990s residences. A combination of straight roads and curving lanes end in cul-de-sacs, and some homes have views of Anne Shirrells Park. “Right now, most of the area has a limited housing supply, and Shirrells is desirable because of its price point. It’s very close to cities like Rialto, Rancho Cucamonga and Fontana but without the increased cost of living,” says Alfred Saiz, a broker with All Encompass Realty with over 20 years of experience. Homes sell for a median price of $460,000 after 56 days on the market. Manufactured homes can range from $80,000 to $150,000, while midcentury and ranch-style houses sell for between $550,000 and $1 million.

Environmental factors and crime
Shirrells has a CAP Index score of 7 out of 10, nearly double the national average. The San Bernardino Police Department is working to reduce crime risk by improving public engagement, organizational effectiveness and quality of life. It’s dedicated to reducing response times by 10% or more and attending 300 community events annually. The neighborhood also has a risk of wildfires and earthquakes. The city is near the San Andreas and San Jacinto Faults, so quakes of varying sizes can be expected throughout the year. Wildfires are most prevalent in the summer and fall as temperatures and windspeeds increase in the San Bernardino Valley. To mitigate property damage and human injuries, the city works to reduce flammable debris around buildings, install seismic sensors at water substations and ensure buildings meet current construction codes.
