Valley View, an industry-focused San Bernardino neighborhood, offers its residents a balance between city and suburban living. Commercial businesses, warehouses and government buildings make up most of the neighborhood, but homes are separated enough that residents can still decompress from a long day’s work in the quiet of their homes. The Santa Ana River runs through the center of Valley View. John Ortega, a listing agent at Berkshire Hathaway California Properties who has sold homes in the area, says that locals are very familiar with the Santa Ana Winds, stating that they “are very strong and they blow right through the neighborhood. They’ve been known to flip over even big trucks on occasion.” They blow east to west and are most prevalent from September through May.

Homes
Single-story, minimal traditional-style homes are common in the area and typically come with two to four bedrooms and two bathrooms. Homebuyers can expect to pay around $300,000 to $500,000 for properties with less than 1/4 of an acre, while listings with over 1/2 an acre can go for upwards of $1 million. Residential streets don’t have sidewalks but are wide enough to accommodate two-way traffic and street parking. Most homes in Valley View have long driveways with either a garage or carport, but having extra parking space can help accommodate multiple cars. Almost all homes have yards enclosed by tall shrubs, metal fencing or brick walls.
Schools
Students can attend Victoria Elementary School, a public school with a B rating from Niche, followed by Beattie Middle School, the newest middle school in the area with an A-minus rating from Niche. Beattie Middle offers a special transition program called WEB (Where Everyone Belongs) that helps incoming sixth graders adjust to life in middle school. The program connects participants with their peers who serve as mentors called WEB Leaders. Indian Springs High School, which has a B-minus Niche rating, is one of the closest options for Valley View students because it is less than 10 minutes away by car.
Parks
Brookside Park is a well-groomed grassy playground area about 15 minutes away by car. It features a covered picnic area, but seating may be limited as the park becomes more crowded. Prospect Park is known for its fragrant orange groves and scenic overlooks where many locals like to watch the sunset. Walking trails wind through the heavily wooded areas, and seasonal productions and festivals take place in the open-air amphitheater. San Bernardino National Forest is less than an hour away and is a local favorite to escape the heat of the valley. Families, couples, and adventure groups find it an optimal place to hike and camp throughout the year.
Shopping and Dining
Valley View is a dining hotspot with both locally owned and chain restaurants, cafes and bars. BJ’s Restaurant & Brewhouse is a family-friendly chain that pairs traditional pub fare with an extensive list of house brews. The restaurant offers daily meal specials and discounts, and beer connoisseurs can even subscribe to BJ’s Brewhouse’s Beer Club to gain access to exclusively brewed beer released bimonthly. Residents have access to two wholesale clubs, Sam’s Club and Costo, and other well-known grocers like Aldi. For retail shopping, locals frequent Ontario Mills Mall, Southern California’s only indoor outlet mall with over 200 stores and an improv comedy club, or Victoria Gardens, an outdoor retail and dining complex.
Transportation
Inside Valley View is the Tippecanoe Metrolink Station, and the Metrolink runs right through the neighborhood. Residents can reach the station in 20 to 40 minutes by foot and roughly 4 to 6 minutes by car. It’s important to note that there is no parking at the Tippecanoe Station; however, Ortega says that more locals have started taking the train in recent years because of their work downtown. "The hours they work make it difficult to carpool, so the train is an easy solution to that," he added. While taking the train is rising in popularity, most residents commute by car. The neighborhood’s location offers direct access to both Interstate 10 and 15. The San Bernardino International Airport is also adjacent to Valley View; residents are 3 miles away by car.
