Established San Bruno subdivision near the airport and CalTrain tracks
Located between San Francisco and San Jose, Belle Air Park is the second-oldest subdivision in San Bruno. Charming early 20th-century houses, family-friendly green spaces and numerous transit options make this established community popular with first-time homebuyers. It’s split into a residential northern half and an undeveloped southern portion. Adjacent to the San Francisco International Airport, the neighborhood has views of San Bruno Mountain and is within walking distance of many grocery stores and downtown.

Parks, playgrounds and a century-old casino
It’s no surprise Belle Air Park has its own green space, but the number of parks in the neighborhood might catch the eye. Lions Park, also called Belle Air Park, is adjacent to the popular landmark Lions Field, a combined baseball and softball diamond. Plus, it has a field for football or soccer. There’s also an open grassy area or tables for picnics and canopied play equipment that keeps children out of the sun. Seventh Avenue Park is a pocket green space located on a half-acre lot that has a playground and allows leashed dogs. 7th Avenue and Walnut Park has basketball courts and a playground. As another form of recreation, Artichoke Joe’s Casino is a century-old Bay Area institution.

Early 20th-century housing in a wedge-shaped neighborhood
Platted in 1905, Belle Air Park has long been a working-class neighborhood. Primarily filled with bungalows and cottages, ranch-style homes pop up here and there, too. These single-family homes were built from the 1930s through the 1950s, and many have around 1,000 square feet of living space. “It’s a prime spot for first-time homebuyers looking for affordability in a central location,” says Jesús Zazueta, Realtor at Alliance Bay Realty and two-year Bay Area seller. "Most homes are within an airplane’s flight path, and the noise is very noticeable. A collaborative Noise Insulation Program (NIP) was put into place several years back to provide insulation improvements to reduce the noise at no cost to homeowners,” Zazueta says. Homes sell for a median price of $1 million after around 23 days, less than the national average of 44 days. Ranch-styles begin around $925,000 and continue to over $1 million. Bungalows and cottages range from $800,000 for two bedrooms to $1.5 million for four- to five-bedroom homes.

Freeways, BART trains and the San Francisco International Airport
Belle Air Park is a mini transportation hub. It’s near three major roadways: Interstate 380, State Route 82 and the Bayshore Freeway. The San Bruno BART station’s platform is accessible from 1st Avenue, which makes reaching San Francisco or San Jose simple and convenient. Bus stops dot the neighborhood, and sidewalks form a network ending at the elementary school and Lions Park. San Francisco International borders Belle Air’s eastern side and is a 3-mile drive away on the Bayshore Freeway. The airport and CalTrain tracks along 1st Avenue contribute to noise pollution. “However, residents have told me that they’ve quickly adapted to it,” says Zazueta. The neighborhood is around 3 miles from the Kaiser Permanente South San Francisco Medical Center and the Mills-Peninsula Medical Center.
Conveniently located near SFO, Belle Air Park offers quick access to global travel hubs.

Crime scores, flooding risks and variable air quality
Belle Air Park’s CAP Index Crime Score is 4 out of 10, meeting the national average. However, some property crimes are above the average, such as motor vehicle theft, with 7 out of 10. Located by San Bruno Creek, the neighborhood’s middle portion is vulnerable to flooding when very high tides overflow the waterway. OneShoreline, the county’s anti-flooding district, began work in January 2024 to provide Belle Air Park residents with safety guides for heavy storms and support after flooding events. The neighborhood also has variable air quality, with eight or more days of unhealthy air each year. People are advised to wear masks outdoors and use air purifiers indoors during these times.
