San Carlos Park, about 20 miles from downtown Fort Myers, is a mostly residential community surrounded by amenities, including big shopping centers, large parks and a university. “A lot of people have been displaced from Naples because of the home prices, and they are moving to this area. The market has just exploded here,” says Timothy Blackford, a Realtor with Premiere Plus Realty who sells throughout Southwest Florida.

Suburban streets lined with ranch and new traditional style homes
This area features winding suburban streets lined with single-family homes. Older ranch-style homes are most common, along with new traditionals built after 2000. Front yards are often landscaped, while some backyards feature pools. While the median price is about $375,000, Blackford says, “Generally, you’re looking at a range of $300,000 to $500,000 for a single-family home.” This is much lower than nearby Naples, whose median price for single-family homes is about $850,000. Other home options include a small selection of manufactured homes and townhouses. The median price for townhouses is about $230,000. A perk of living in San Carlos Park is one that many of those living in Florida don’t get. “There are no HOAs like a lot of southwest Florida communities that restrict what you can do with your boat or your home,” Blackford says.

Grocery stores, local brewery within the community
There are two small shopping centers on the community’s west side, with grocery and drug stores, services and restaurants. Gulf Coast Town Center is just outside the community and offers big-box retailers and more dining options. Palm City Brewing Company is located in the community’s north end, among small warehouses and office buildings, and offers a spot to grab craft beer and light bites from a rotating lineup of food trucks. The Hertz Arena, about 4 miles away, is home to the Florida Everblades, Fort Myers’s professional minor-league hockey team, concerts and events like Disney on Ice and Cirque du Soleil. Gulf Coast Medical Center is the closest hospital, about 9 miles away.

Children attend schools within the School District of Lee County
The School District of Lee County serves the community and rates a B on Niche. It is the ninth largest in the state and one of the county’s largest employers, with over 12,000 full- and part-time employees. There are no private schools in the community, but several are nearby in Fort Myers, including A-minus-rated Summit Christian School and A-plus-rated Canterbury School. Florida Gulf Coast University is just east of the community. The public, four-year school is part of the State University System of Florida and offers bachelor's, master's, and doctoral programs.

San Carlos Park has a community pool open year-round and offers water aerobics. Karl J. Drews Community Center offers an inclusive playground and programming for those with special needs. Three Oaks Park, just outside the community, has pickleball and tennis courts, a playground and walking trails. The San Carlos Golf Club draws golfers to its 18-hole layout, driving range and large putting green.
