A growing suburb south of Fort Myers

Families are drawn to Three Oaks for its starter homes, neighborhood schools and namesake park. The growing community is a suburb of Fort Myers, about 16 miles from downtown and the beach. Its leafy suburban landscape features sidewalks lined by oaks, palms and single-family homes. “There’s a lot to do with family nearby, and kids can find other kids in the neighborhood to be friends with,” says longtime local Troy De Mond, a Royal Shell Estate Realtor with 12 years of experience. “People I’ve sold for have always said the community is great and neighbors have each other’s backs, which is more important now than ever.” According to De Mond, the area’s affordability, practical location and great schools have been consistent appeals. He says new job opportunities also contribute to Three Oaks’s recent growth. “Amazon just built two large distribution houses in that area,” he says. “So, it’s drawn a lot of attention.”

Homes in Three Oaks start in the $400,000s

Development in Three Oaks spans several decades, from the late 1980s to 2021. Typical of the area, Spanish Revival influence is apparent in most homes. However, new builds tend to feature more streamlined and contemporary designs. Prices range from $300,000 to the low $400,000s for townhomes in the Somerset and Timberwalk at Three Oaks subdivisions. Single-family homes built before 2018 start at around $400,000 and max out at just under $700,000. Newly built houses, such as in the gated Westbrook community, range from $600,000 to the low $900,000s. Sought-after features like lakeside views and backyard pools push prices to the higher ends of these ranges. Demond says HOA fees in Three Oaks are lower than most, and flood insurance is not required.

Athletics and career academies at South Fort Myers High

Three Oaks is served by the School District of Lee County. Three Oaks Elementary and Three Oaks Middle both have a B-plus on Niche. South Fort Myers High is about 8 miles away and is graded B. Home of the Wolfpack, South Fort Myers High offers a variety of sports, from fall football to spring tennis. Niche ranks the high school No. 9 on its list of Lee County’s best schools for athletes. The school also has various career academies where students can start building skills for future careers in firefighting, agriculture, manufacturing and more.

Little Leaguers meet at Three Oaks Park

Three Oaks Park is the heart of the community. It’s where Little Leaguers and many other young athletes practice after school. Younger kids can toddle around the playground. The park’s paved pathways wind through oak trees and loop around softball and baseball fields. Sidewalks run alongside Three Oaks Parkway, making it easy to jog, bike or walk dogs to the park. Gulf Coast Town Center offers shopping and entertainment

Three Oaks is less than 5 miles from Gulf Coast Town Center, an open-air mall designed with the whole family in mind. It features a shaded playground and bright yellow slides around the center plaza, encircled by palm trees and crepe myrtles. The mall has retail favorites like Bass Pro Shops, Ron Jon Surf Shop, Belk and At Home. Chain and locally owned restaurants ring the plaza and central parking lot. Family owned Cantina 109 serves Tex-Mex and 109 tequilas — hence the restaurant's name. Cattyshack Cafe is a cutesy coffee shop partnered with the Gulf Coast Humane Society. Its cat lounge is home to feline friends looking for their forever homes. As for household essentials, Target and Costco are on the mall’s fringes. Gulf Coast Town Center is also a hub for entertainment. Locals can watch new-release films at Regal Gulf Coast. The mall's courtyard hosts live music every Thursday from 7 to 9 p.m. and holds seasonal events, such as Barktober Fest, best known for its pet-costume contest.

I see this area becoming bigger and overcrowded similar to Miami or Orlando. I definitely want to move somewhere out in the country and be able to have space. I don't want to look out my windows and see the house next to me and see in detail what they're eating for dinner or hear their conversations. The general atmosphere where I live is great for now until the talk that is going around town that it will be the next Miami or Orlando happens. I love where I live it's where everyone comes to vacation year round so I can't complain about that because I live here year round in the beautiful sunshine state with our beaches.
