Talega is surrounded by Santa Ana Foothills
Brushing up against the foothills of the Santa Ana Mountains, Talega is San Clemente’s newest neighborhood. It’s known for its woodsy surroundings, secluded ambiance and luxury homes. “It’s a bit more tucked away than other parts of town, which a lot of people like,” says Realtor Lisa Wilhelm of Coldwell Banker, who has lived in the area for more than 20 years. “There are some great parks in the area, the aquatic center’s right there, and the neighborhood has tons of trails, so it’s easy to get outside.”
Talega is situated in the scenic hills of San Clemente, with many homes perched along the ridges for stunning views.
Talega is an ideal neighborhood for biking, with numerous lanes, pathways, and trails throughout its neighborhood.

From modern condos to luxury estates
Talega was undeveloped until the late '90s, and some newer parts of the neighborhood are less than 10 years old, making it the youngest neighborhood in San Clemente. It’s known for its luxury homes, which run the gamut from modern condos to spacious Craftsman and Spanish-style tract homes to custom-built estates. Backyard pools are common in much of the neighborhood, and many homes back up onto trails that run through the neighborhood, connecting different enclaves. Condos on the south side of Talega typically sell for $700,000 to $1 million, while the large two-story tract homes that make up most of the neighborhood’s inventory generally go for $1 million to $3 million. Larger estates can be found on the north end, with price tags from $3 million to $6 million. “A large part of the neighborhood has to pay Mello-Roos taxes because it’s a newer neighborhood,” says Wilhelm. “Basically taxes for infrastructure projects in the neighborhood get added to your property tax bill. On the flip side, homes here are larger and less expensive than near the coast, so it evens out.” The neighborhood has a CAP Index Crime score of 2 out of 10, well below the national average of 4.
Talega's larger homes are among the most expensive, with large lots for pools and amenities and situated on cliffs offering ocean or mountain views.
The most affordable housing option in Talega are condominiums, which are primarily Mediterranean-style.
Talega also offers Craftsman-style homes that mixes in other elements.

Surrounded by multiuse trails through the chaparral
Proximity to nature is a major selling point, as the neighborhood is surrounded by the chaparral-covered foothills of the south Santa Ana Mountains. Multiple trailheads can be found around the neighborhood, most of which connect to a large network of mixed-use trails popular with both hikers and mountain bikers. Being close to wild areas comes at a cost, though — fire risk is a concern in much of the neighborhood. There are also a few well-maintained city parks in the neighborhood. The largest of these is the centrally located Liberty Park, which features a modern playground and hosts youth soccer leagues. The Talega Golf Club on the south side of the neighborhood has 18 holes and a driving range, along with some excellent views.
Talega residents have access to numerous scenic trails, such as the Rancho San Clemente Trail that offers stunning views.

Convenient retail on the south side of the neighborhood
Talega is a little removed from vibrant downtown San Clemente; fortunately, the neighborhood has plenty of its own shopping and dining. While the neighborhood is mostly residential, its south side is home to a Ralphs supermarket and a Target, along with a selection of small shops and restaurants. Locals looking for a fancy night out can visit highly rated Kiaans Fine Indian Cuisine, then go for after-dinner drinks at Barnoa Wine Company.
Kiaans Fine Indian Cuisine in Talega offers delicious traditional Indian food, along with live music on Friday and Saturday.
Talega residents can shop for home essentials and groceries at Target.
For fresh produce and cooked foods, Ralph's is the main supermarket in Talega.

Highly rated public schools
The local public schools are part of the Capistrano Unified School District, which has a rare A-plus rating on Niche. Vista Del Mar Elementary, Vista Del Mar Middle School and San Clemente High School all have A grades. San Clemente High offers dual enrollment courses through Saddleback Community College in nearby Mission Viejo.
The teachers and staff at Vista Del Mar Elementary School are experienced and caring for its young students.
Vista Del Mar Middle School in San Clemente is a well-rated school that challenges students in preparation for high school.

Local farmers market and the San Clemente Ocean Festival
Talega is a little too purely residential to have much in the way of an event schedule. However, the neighborhood is just a short drive away from both downtown San Clemente and Rancho Mission Viejo, both of which feature popular farmers markets on Sunday and Saturday respectively. Downtown San Clemente hosts a number of annual events throughout the year, including the popular San Clemente Ocean Festival in the summer, which is well known for its dory boat races.

Getting to Interstate 5
Talega’s somewhat secluded location means it takes a little longer to get to the highway than in other San Clemente neighborhoods. It’s about 5 miles by car to Interstate 5, and 6 miles to Rancho Mission Viejo and state Route 74. There isn’t much in the way of public transportation in the neighborhood, so cars are a must for Talega residents.
