An affluent residential community right by Balboa Park
Overlooking its southern neighbor Downtown San Diego, the affluent Bankers Hill offers the calm of a suburb with the walkability and amenities of a major city. “It’s urban and convenient without being in the midst of Downtown’s hubbub,” says Chase Penrose, a realtor with Real Broker and San Diego local. Balboa Park forms the neighborhood’s western border, and Little Italy immediately west of Bankers Hill is the center of San Diego’s dining scene and home of the legendary music venue Casbah, which has seen the talents of Nirvana, Vampire Weekend and more. Bankers Hill has its own share of local restaurants strung along Fifth Avenue, some of which have been active since the 1940s. Historically the home of the city’s wealthiest residents, Bankers Hill features a mix of 19th- and early 20th-century homes and Modern midrise condo buildings with ocean views.

Modern condos, Craftsman bungalows and Georgian mansions
Bankers Hill’s housing market is dominated by condos, and proximity to Balboa Park and views of the ocean play a part in shaping price. A one-bedroom, ground-level unit closer to Little Italy can cost $560,000, while prices exceed $3 million for a three-bedroom atop a Modern mid-rise building that borders Balboa Park. In the northern and western areas of the neighborhood, there’s a handful of historic single-family homes from the late 19th to early 20th centuries; a two-bedroom Craftsman Bungalow from the 1920s with a gated backyard and stucco exterior can cost $1.4 million, while an 1880s Great Dame, Spanish Revival or Georgian Mansion that overlooks the Maple Canyon and gazes westward toward the ocean can exceed $4 million.
Most new residents will find condominiums the easiest entry into ownership in Bankers Hill.

Local restaurants and nearby grocery stores and Little Italy
By Balboa Park, early 20th-century brick buildings hosting local eateries sit between Modern condominiums. Hob Knob Hill’s “Wizard of Oz” mural, stainless steel countertops and cushy leather booths drench the restaurant in midcentury Americana, and since 1944, residents have enjoyed starting the day here with fluffy waffles coated in powdered sugar and ending it with a double-patty cheeseburger and crinkle-cut fries. Atop the historic Manchester building, Mister A’s blue suede benches and white tablecloths set the scene for a fine dining experience “with great views of the city lights, Balboa Park and the ocean,” Penrose says. “Little Italy is also within walking distance of the neighborhood, and it's the dining center of San Diego.” Folks can find Walgreens, Whole Foods and Trader Joe’s grocery stores less than a mile north of Bankers Hill.
Barrio Star keeps regional specialties on the menu for locals and visitors alike.

Saint Patrick’s Day Parade and Festival
Since 1982, the San Diego Saint Patrick’s Day Parade has brought tens of thousands to Bankers Hill to watch bands of Kelt-wearing bagpipers and floats carrying traditional Irish dances march through the neighborhood’s streets. The fun continues in Balboa Park, where locals can listen to a mix of live modern and traditional Irish music as they shop among arts and crafts vendors. Every March, locals can also head to the Abbey — an event venue that was originally a Spanish Revival church — to try beers from over 15 San Diego breweries during the Bankers Hill Art and Craft Beer Festival.
Highly rated San Diego Unified schools
Local kids can attend Florence Elementary, which earns an A-minus from Niche. They can continue to B-plus-rated Roosevelt International Middle and A-rated San Diego High, the latter of which offers a variety of career-focused programs like GeoTech Academy for students interested in designing environmentally friendly technology and the Academy of Finance and Entrepreneurship for those who wish to pursue a business career.

Balboa Park, canyons and wiggly bridges
The 1,200-acre Balboa Park’s sprawling green lawns and palm trees form Banker Hill’s eastern border. Locals entering the park from the neighborhood are greeted by paved trails that wind between low-hanging trees and bushes; as they head further toward its center, they can discover dozens of Spanish Renaissance buildings that are home to museums, arts centers and gardens, as well as the San Diego Zoo. “It’s not just one of the best zoos in the country but one of the best zoos in the world,” Penrose says. Within Bankers Hill, folks can descend into the Maple and Arroyo canyons, whose mile-long dirt paths are surrounded by grassy hills, tall eucalyptus and palm trees and bountiful yellow garland chrysanthemums that blossom in the springtime. Locals can also catch a bird’s eye view of the Maple Canyon from the historic Quince Street and Frist Avenue bridges, and over the Arroyo Canyon, the Spruce Street swing bridge earned the nickname “Wiggly Bridge” for the way it sways in the wind.

Easy Interstate 5 access and a nearby airport
Bankers Hill’s commuters have direct access to Interstate 5 and State Route 163, making travel in and out of the city easy. Broad sidewalks, separated bikeways along 4th and 5th avenues, and access to the Spruce Street and Quince Street bridges make the neighborhood pedestrian-friendly. Metropolitan Transit System buses also make stops throughout Bankers Hill. UC San Diego Medical Center is 2 miles north, and with the San Diego International Airport being only 2 miles west, planes often fly low and loudly over the neighborhood.
