Transformed from a former urbanization zone, Black Mountain Ranch is a master-planned community with expansive wilderness areas and modern luxurious architecture. The transformation began in the late 1990s, when the land, once owned by Hollywood icons Douglas Fairbanks and Mary Pickford, was approved for development. Spanish-style homes and verandas

Construction began with the nearly 4,000-acre gated Santaluz community. Most residences were built after 2003 and range from bright Spanish-style stucco attached homes to Tuscan- and Mediterranean-style mansions. Homes are thoughtfully customized with resort-style pools, verandas for entertaining or detached guest casitas. Architectural features include rock faces, archways, front yard fountains and elegant balconies. Lower-end pricing can range from around $950,000 for a corner condo unit, to $2 million for a 3,000-square-foot home built in 2003. 8,000-square-foot were often built in 2000 for $5.5 million, while 15,000-square-foot stunners built in 2018 for close to $10 million.

A-plus schools across the board at Poway District

Students here can attend schools within the Poway Unified District, rated an overall A-plus by Niche. They might start out at Willow Grove Elementary and continue to Oak Valley Middle, both of which are rated A-plus. Del Norte High, which also earns an A-plus, offers its bilingual graduating seniors the option to apply for the California State Seal of Biliteracy (SSB), an honor recognizing proficiency in two languages.

Black Mountain Ranch residents enjoy the 4S Ranch Park’s well-manicured green spaces and sail-shaded playgrounds. Verrazano Central Park offers a 9-mile loop trail for walking or running, plus plenty of open spaces to sit in the sun. "The parks are a big perk here," says Chodorow. "You'll always see people running, walking their dogs, and participating in community events like blood drives and festivals." Bikers can ride straight from home into the Black Mountain Open Space Park, which offers 2,400 acres of trails, with 360-degree views from the mountain's summit.

Area retail centers feature the same Spanish-style window arches and terracotta roof tiles as the rest of the community. Residents can enjoy a cozy cup of tea at Marlene's on Bettona, while Pomegranate Day Spa provides a tranquil atmosphere for a rejuvenating massage. The Twin Peaks shopping plaza is about 7 miles away on Pomero Road, anchored by a Target and offering restaurants like The Original Pancake House or Villa Capri Trattoria & Wine Bar. Camino Del Sur leads to major interstates

Camino Del Sur is the main thoroughfare here, leading to State Route 56 and Interstates 5 and 15; residents can take I-15 (known locally as "the 15") 22 miles south to Downtown San Diego. Residents can travel 5 miles away to the Rancho Bernardo Transit Station and catch San Diego Metropolitan System (MTS) buses to Kearny Mesa, Downtown San Diego and Mission Valley. The Palomar Medical Center is 7 miles away, and San Diego International Airport is about 26 miles away.
