South Bay neighborhood under 10 miles from San Diego Naval Base

While most of Egger Highlands' blocks haven't changed since the 1970s, the neighborhood has seen some new development and a gain in popularity over the past decade for its convenient commute to San Diego's military hubs. "Prices around downtown have only gotten higher and higher, so people started looking down here in the South Bay area because it's still a quick access point to the naval bases, and prices haven't risen nearly as much," says San Diego Realtor Carlos Elizondo, owner of Carlos Elizondo Real Estate since 2019. Interstate 5 and state Route 75 intersect at the neighborhood's northeast corner, giving residents a direct commute to San Diego Naval Base and North Island Naval Air Station. "We have such a young, active population because of the huge military bases, so the less expensive options here offer people the flexibility to get to work and be near the beach without investing a lot in a property," says eXp Realtor Lisa Santos, who has been selling in San Diego since 2016.

Blocks of ranch-style and Spanish-inspired homes

Rows of homes sit on narrow lots along the neighborhood blocks. The urban grid layout provides limited yard space but allows residents to walk to schools, parks and restaurants on Palm Avenue and Coronado Avenue. Spanish-inspired and ranch-style homes built in the 1970s and 1980s are prominent. Most exteriors remain unchanged, but some have updated interiors. They can range from $600,000 to almost $900,000. Condos, townhouses and duplexes are mixed amongst the residential blocks, ranging from $550,000 to $700,000. A newer community of Spanish Revivals was developed in the late 2010s between Elm Avenue and Coronado Avenue. These three-to-four-bedroom homes are larger than the neighborhood's older options and can cost between $800,000 and $1 million. There are a few manufactured home communities off Palm Avenues, in the neighborhood's north end, where options can range from $200,000 to $400,000.

Mar Vista High School's Poseidon Academy

Neighborhood kids living north of Coronado Avenue begin at Central Elementary School, which is graded a D-plus by Niche. Those south of Coronado start at the C-minus-rated Emory Academy of Global Leadership and Empowerment. Emory follows a traditional core curriculum supplemented with the development of leadership skills. For seventh and eighth grade, students can walk to Mar Vista Academy, which is graded C-plus. Mar Vista High is a few miles west, earning a B-minus for its Poseidon Academy of Marine Science and Engineering. Poseidon students follow a biology, chemistry and engineering-focused curriculum, and they get to go on experiential trips to destinations like Catalina Island.

Global eateries and shopping on Palm and Coronado Avenues

Palm Avenue is the community's main drag for shopping and dining. Authentic Mexican eateries on Palm, like El Cino Taqueria and Jalisco Café, are a few blocks from many homes. The coffee mug-shaped building across the street is Cafecito on Palm. Customers order from the window and enjoy their lattes and breakfast burritos in the garden seating out back. Southland Plaza offers sufficient shopping a few blocks east, including Walmart and Vons for necessities, Home Depot for DIY supplies and Big 5 Sporting Goods for athletic gear. Manolo Farmers Market is a grocery store on Coronado Avenue with fresh produce and a café serving prepared Mexican dishes. The surrounding strip mall has spots for Filipino fare, such as Filipino Grill and Eskinita. Eskinita has a small storefront, but they're best known for their late-night food stand, where they serve Filipino barbecue skewers from grills set up in the parking lot.

Walk to Egger-South Bay Park

Egger-South Bay Park is the community's main recreation space. It sits next to Mar Vista Academy, within walking distance of many homes. The park has Little League fields and tree-shaded playgrounds outside the indoor rec center, which has basketball courts and exercise spaces. Despite the neighborhood's urban setting, hiking trails are just a few miles northeast in Otay Valley Regional Park. This natural space along the Otay River Valley is a buffer between the neighborhood and Chula Vista's industrial activity to the north.

Less than 10 miles to San Diego Naval Base

Most residents commute to San Diego Naval Base or North Island Naval Air Station on Interstate 5, running down the neighborhood's east side. San Diego Naval Base is less than 10 miles north, and North Island is just over 10 miles. If traffic is heavy on the 5, North Island commuters can take Highway 75, running through the neighborhood's north side and up Silver Strand Beach. Downtown San Diego is almost 15 miles north on the 5, and employers in Chula Vista, like Scripps Mercy Hospital, are 5 miles north. Commuters can also take the San Diego Light Rail train to the naval base or downtown San Diego from Palm Avenue Station, about a mile northeast of many homes, or use the bus. San Diego International Airport is 15 miles north, and the border to Tijuana, Mexico, is only 8 miles south.

Imperial Beach closed due to water and air contamination

Imperial Beach, just 2 miles west, is under a prolonged closure due to a series of toxic waste leaks only a few miles south near the U.S.-Mexico Border. Gasses from the contaminated water have been found to be affecting the air quality around the beach as well. Residents are warned to avoid the beach and stay updated on the water and air quality.
