Budget-friendly living minutes from downtown San Diego

For buyers looking to enjoy San Diego amenities but at a friendlier price point, Southcrest fits the bill. “Southcrest is a very unique location, in that you’re blocks from downtown and near the military base, but you don’t have to buy in the more expensive coastal or metro areas,” says Nestor Rodriguez, a longtime resident and Realtor with Real Broker. “Military families stationed here can find affordable remodeled homes, and you’re only around 6 miles from the San Diego Airport.” Southcrest was impacted by historic flooding and storms in January 2024, but the community is working together to clean up the areas most impacted by the flooding, such as Beta Street.

Longstanding community with midcentury ranches, cottages and new construction

Originally developed in the 1950s and ‘60s, Southcrest features homes sitting close together along sidewalk-lined streets. Many of these homes feature fencing around the entire lot, where residents will often have gardens or entertainment spaces in the front yards as opposed to backyards, as many backyards feature detached garages. There are, however, some backyards that are large enough to have a pool or patio. Many homes here also feature solar panels to help with energy efficiency. Modest painted-brick and stucco ranches and cottages are the main feature, with prices ranging between $350,000 and $500,000. In the southern end of Southcrest, buyers will find remodeled homes along with newer contemporary builds, typically costing between $800,000 and $1.75 million.

Residents have access to amenities at Southcrest Park Plaza

Just across Interstate 5 is artsy Barrio Logan and its buzzing breweries and eateries, but Southcrest boasts its own happening dining scene. “You’ll find some authentic mom-and-pop shops; the kind where there can be a line coming out the door,” says Rodriguez. “They’re not big places, but they represent the area’s culture and locals know they make great food.” There’s Humberto’s Taco Shop, a brightly painted little stop serving Mexican staples past midnight, and Delicia’s Taco Shop, with everything from tostadas to fish tacos to churros. Albertson’s is 4 miles away in East Village, but locals can pick up fresh produce and Mexican meals at Northgate Market in Southcrest Park Plaza. This grocery store, featuring homemade guacamole and all-natural chorizo, was launched by the Gonzalez family in the 1980s and has since grown into a generations-strong community staple.

Southcrest’s reclaimed parks help residents get outdoors

Revitalization efforts can be seen across the neighborhood. Local developers are breaking ground on new affordable housing projects, and parks are flourishing in areas that were previously unused. The new Southcrest Trails Park is a prime example of adaptive reuse: Residents were passionate about reclaiming land where a freeway was once planned and abandoned for community enjoyment. Climbing rocks, sand playscapes with fossils, and picnic shelters are all part of its design. Exercise equipment stations dot the park’s winding trails, and there’s even an amphitheater and skate plaza. Southcrest Rec Center is another option, offering residents club sports, art classes and day camps for kids.

San Diego Unified School District serves Southcrest students

Education begins at one of two elementary schools, including Burbank Elementary, which has a C-plus rating on Niche. Students then filter into Harley E. Knox Middle, which Niche gave a C rating. High schoolers attend Lincoln High School, which has a rating of B-minus. Lincon High offers students the IMIN After School Program, which has athletics, clubs, community service and even tutoring services.

Getting around the San Diego area

Easy access to the rest of the city is one of the perks of living here in Southcrest. The community is bordered by I-5, making it easy to access downtown San Diego, the beaches and attractions like Balboa Park. The San Diego Airport is just 6 miles away, and the local Naval Medical Center is only 5 miles away. Residents seeking more retail and big box stores can head to retail areas like Mission Valley, which is about 10 miles from the community. Public transport is also an option, as there are trolley stops along National Avenue.
