Diverse San Francisco neighborhood with a longstanding community
Bayview Heights, located on the southeastern side of San Francisco, is a diverse neighborhood with a strong, longstanding community. “We’ve got it going on over here, and we have everything you would want with great views, the sunniest weather in the city, great outdoor spaces and the Bayview Park and Candlepoint Park nearby,” says Marsha Maloof, president of the Bayview Hill Neighborhood Association, a subdivision of Bayview Heights whose lived in the area for over 30 years. “The area just hasn’t been commercialized to the point where everyone knows about it, but we do want to be like every other place in the city.” Along with the neighborhood’s weather being one of its best assets — with less of San Francisco’s signature fog, Bayview Heights also offers lower starting housing prices for the city and quick access to multiple transportation access points. “It’s located on Route 101 and Interstate 280 and has easy access to the peninsula as well as San Francisco,” says local Realtor Andreas Ernst of Compass. “It’s still one of the more affordable neighborhoods.”
Colorful row houses and Marina-style architecture
Bayview Heights’ wide streetscapes feature homes primarily built in the early portion of the 20th century, particularly the 1920s through the 1940s, “with a charm and curb appeal,” says Ernst. The houses in Bayview Heights are organized closely together on a grid. Sidewalks line the streets of colorful row houses, many of which are Spanish Mediterranean and Marina-styles. Plus, attached garages are a common sight. Typical housing prices range from $700,000 to $1.3 million for larger renovated properties. “Homes here sell quickly, usually in 14 to 20 days,” Ernst says.

Dining along nearby 3rd Street
Residents are less than a few miles from 3rd Street, a main thoroughfare for shopping and food in the southeast area. One of the closest dining spots for Bayview Heights residents is Montecristo, a laid-back Salvadoran restaurant featuring authentic pupusas. Other hotspots along 3rd Street include What's The Scoop, a music-themed ice cream shop and Laughing Monk Brewing, which offers housemade brews in a vast industrial space. A few blocks west is Bayside Café, an American diner-style restaurant with a Mexican twist. A few miles north is Super Save Supermarket, known for its meat market.

Close to southeast San Francisco area community events
The Southeast Community Center hosts numerous get-togethers, from holiday mixers to the annual Black History Month Parade and Block Party, with live entertainment and local food vendors. The nearby Indian Basin Shoreline Park, is one of the San Francisco parks included in the city’s Sundown Cinema Series, which takes place each summer. Residents can head to the park to sit out on the open green lawn for outdoor screenings of family-friendly movies. The neighborhood is also near the Bayview Opera House, which hosts events and performances throughout the year, like Winter Wonderland. The event features ice skating, snowman building, arts and crafts, artisan vendors and live performances.
Public schools with special academies
Students can attend Edward R. Taylor Elementary, which has a B-plus rating from Niche, followed by the B-minus-rated King Jr. Martin Luther Academic Middle School. The A-minus-rated Phillip and Sala Burton Academic High School offers special academies in engineering, performing arts and health sciences.

Nearby playgrounds and shoreline hiking trails
Residents can enjoy a stroll or jog through the nearby 44-acre Bayview Park, a popular outdoor recreational attraction that’s partly known for its population of rare Islais cherry trees. Bayview Park also features forested trails that lead to scenic views of the San Francisco Bay and the city’s skyline. Located west of the neighborhood is the 252-acre Candlestick Point State Recreation Area. This site offers more outdoor adventure, with numerous bayside trails, fishing piers and prime views of the distant San Bruno Mountain. Families can head less than two miles away to check out one of the area’s prominent playgrounds, including Gilman Playground and Bayview K.C. Jones Playground, which features a 75-foot main pool and a children’s wading pool.

Multiple public transportation options
Bayview Heights is close to public transportation and main highways. The area’s public transportation is courtesy of the San Francisco Municipal Transportation Agency, or “Muni” for short. Numerous Muni public bus stops and the Bayview light rail station are on 3rd Street. “It comes every five to 10 minutes, depending on the time of day,” Ernst says. “It’s usually fairly full, and people take it downtown and back.” Drivers in Bayview Heights can also take advantage of the neighborhood’s proximity to Route 101 and Interstate 280 for easy traveling around the Bay Area.
