Glen Park is situated among the rolling hills of San Francisco’s San Miguel Range. It’s an established residential community that offers an urban experience with a small-town feel in a picturesque setting on the city’s south side. “It’s considered a very desirable neighborhood in the city, and you’ll find a lot of young families here because it’s very family-friendly,” says Eddie O’Sullivan, a longtime Realtor and Broker with Elevation Real Estate. “They have a prominent recreation center that gets a lot of traction, and the Glen Park BART Station is another huge draw, especially for people who are commuting south to big tech or pharma companies.” Anchored by an impressive array of housing, from established to contemporary, along its hilly neighborhood streets, Glen Park also includes The Village, a small, old-world-style concentration of local stores and eateries. There are also several recreational spaces throughout the neighborhood and a BART train station for convenient commutes into the heart of San Francisco. "It's a great blend of urban and suburban," says Faye Dibachi, a real estate professional with Compass Real Estate's Team Dibachi. "It's one of the last neighborhoods that feels very San Francisco before leaving the city."

From Victorian designs to mid-century and contemporary homes
The neighborhood features an eclectic mix of attached and detached single-family homes. Cottage-style and multi-level Victorian-influenced homes are some of the most common housing styles. Large modern-style properties built into the hillsides are also common and stand out for their clean lines and window-heavy designs. "There are a lot of really quaint homes with a San Francisco feel that are mostly of an older vintage, but there are also some modern homes built in the past 10 years that offer tremendous views if you want to take advantage of that feature," Dibachi says. Prices typically range from just under $1 million to $3 million, although a few modern new builds can get up to around $5 million. "It's relatively affordable compared to some of the nearby neighborhoods," she adds. A colorful collection of multi-family housing that includes townhouses and condominiums is an additional illustration of the neighborhood’s residential diversity. Condo prices typically range from $700,000 to $1 million, while townhouses range from $1.1 million to $1.7 million.

Local mom-and-pop shops in "The Village"
Glen Park has a small, town-center-style commercial strip, centered around Diamond Street, called “The Village,” with a mix of local boutiques, markets and eateries. “Some stores and other spots here in the Village have been around for decades, so there’s this great sense of community where everyone knows each other, and people always come back to visit if they ever leave the neighborhood,” says longtime neighborhood resident Zoel Fages, owner of Perch, a longstanding urban gift store in Glen Park. Glen Park Café is a popular stop among the breakfast-centered eateries in the Village, along with Pebbles Café, which is highly rated for its coffee and acai bowls. Manzoni is an Italian restaurant located in a rustic European-style space, while other dining options include Tekka House, a Japanese restaurant, and Gialina Pizzeria, known for its crispy and thin Neapolitan-style pizza. “They serve some of the best pizza in all of San Francisco,” Fages adds. For pantry staples, Canyon Market is a convenient grocery option. Stores in Glen Park's vibrant Village sector offer items as varied as books, cheese and pet supplies. "That's an area with a lot of hustle and bustle," says Dibachi, who describes it as a "really cool downtown." While Glen Park has primarily mom-and-pop shops, The Diamond Heights Shopping Center is less than a mile north of the neighborhood. "It's just up the street and it's where we go for your more typical chain store shopping if you can't find what you need in the Village," Fages says. It features a Safeway grocery store, Starbucks, Walgreens and a few eateries, including Au Sushi and Creighton’s Bakery Café.

Namesake community park and nearby city overlooks
The neighborhood also offers many green spaces with traditional recreational amenities, such as basketball courts, children’s playscapes and stunning views of the San Francisco skyline. There’s a park in just about every direction: Walter Hass Playground and Billy Goat Hill are located to the north, Fairmount Plaza is situated just to the east, Glen Park Greenway is to the south, and the expansive Glen Canyon Park is to the west. Glen Canyon Park, from which the neighborhood draws its name, is a sprawling recreational complex that starts in the neighborhood and takes up much of the neighboring community of Diamond Heights. The site features tennis courts, athletic fields, playgrounds and scenic trails that wind through the San Miguel Hills, highlighted by impressive rock formations. The park’s neighborhood recreation center underwent a $22 million renovation in 2017. It now includes a gymnasium and the city’s first public climbing wall. Just a few miles north of Glen Park is Twin Peaks, a renowned 64-acre park offering hiking trails and panoramic views of the Bay Area, including the Golden Gate Bridge and the downtown skyline.

Public schools with special academy programs
Students may attend Glen Park Elementary School, which gets a B-plus rating from Niche, followed by the C-plus-rated James Lick Middle School. Balboa High School gets an A-minus rating and offers special academic pathway programs in law, creative arts for social transformation, game design, and wilderness, art & literacy. The neighborhood is also home to St. John Catholic School, a Kindergarten through Grade 8 private school institution that began in 1917 and has been part of the community since 1967.

Convenient neighborhood BART Station and next to main highways
The neighborhood is considered highly accessible, a major highlight of living in Glen Park. “A big attraction is access to BART and the freeways," says Dibachi. "It's a really attractive area for commutes because you're on the edge of San Francisco, and you can quickly get to Silicon Valley." Adjacent to Glen Park Elementary is the Glen Park BART Station, which provides convenient access to downtown San Francisco by light rail 7 miles north. Bus stops can be found throughout the neighborhood for additional public transportation. "A great part about living here is that you get this quaintness and smaller town feel, but where we are located, we can be downtown in minutes to hop on over to a museum or to go see a big show," Fages says. For longer commutes, Interstate 280 is just south of the neighborhood, which leads directly to Silicon Valley, located 40 miles south. Glen Park is also about 12 miles north of the San Francisco International Airport for both domestic and international flights.

The neighborhood’s local bookstore, Bird & Beckett Books & Records, hosts a few community events, including weekend jazz concerts. "It's a really popular," Fage adds. There’s a Glen Park Art Walk that takes place in October along the main town center streets. The Glen Park Library is also very active within the community and puts on regular weekly and monthly events, including monthly movie screenings and karaoke socials. The Glen Canyon Recreation Center offers various social activities, such as fitness classes for adults and seniors, a book club and Tuesday Movie Nights from late August to late December.
