The neighborhood’s tree-lined streetscapes are mostly lined with original single-family Victorian homes. Typically detached, prices for these range from $1.3 million for a 1,300-square-foot home to $4.5 million for a 4,000-square feet property. There are also numerous condo options, with the majority being built in the mid-2000s and later. Condo prices range from $650,000 to $900,000 for a studio or one-bedroom unit. Condos with two bedrooms range from $850,000 to $1.6 million, depending on overall square footage, while those with three or more bedrooms range from $1.3 million to $3 million. The highest-priced condos are typically completely renovated or in newer, luxury-style buildings with bonus amenities like rooftop decks. The Bush Street-Cottage Row Historic District, reminiscent of an English alley, is in this neighborhood. Set along a landscaped path in Cottage Row Mini Park is a preserved collection of 1870s and ‘80s Victorian cottages that are rarely on the market but feature small backyard gardens that used to provide produce for area farmer's markets.Filmore Street dining and Japan Center Mall shopping
The neighborhood has many restaurants, cafes and bars, including The San Francisco Athletic Club, a popular sports bar. The City Taqueria is a colorful counter-service Mexican eatery, while La Boulangerie de San Francisco is a French-American bakery and café with a rustic, European-style interior space. Filmore Street runs through Lower Pacific Heights, lined with a few stores and numerous eateries, such as the New England-inspired seafood restaurant Woodhouse Fish Co. and the highly rated SPQR. This modern establishment serves inventive Italian-based dishes. Along the southern part of the neighborhood is Japantown with Japan Center Mall, a Japanese-based shopping center surrounded by tons of Japanese eateries, including sushi bars, plus the highly frequented Nijiya Market. This Japanese market offers fresh vegetables, meats and imported grocery items. This area also has specialty stores and boutiques, as well as the Japantown Peace Plaza and Peace Pagoda. Other grocery offerings can be found at Mollie’s Stone’s Market on California Street. For big-box shopping, Target is located just west of the neighborhood on Geary Boulevard.Intimate neighborhood parks and a community center
Lower Pacific Heights has quaint micro-parks. Cottage Row Mini Park surrounds the neighborhood’s most historic Victorian home section, with a dog area and a small walking path. Plus, it is home to the historic Issei Garden, full of flowers and benches. Surrounded by eucalyptus trees, Mary Ellen Pleasant Memorial Park offers an intimate green space and is considered the smallest park in San Francisco. Other neighborhood recreation includes the California Tennis Club and the Hamilton Recreation Center. This center offers indoor athletic facilities and has a community pool, an outdoor tennis court area and the connecting Hamilton Recreation Park with a playground. The more expansive Lafayette Park is less than a mile north of the neighborhood, featuring an innovative, modern playground, an off-leash dog play area and resting spots that look out to scenic views of the city. The San Francisco Bay is about 2 miles from the neighborhood, with plenty of water recreation available.Public schools with drop-in after-school enrichment programs
Students may attend Dr. William Cobb Elementary School, which gets an A-minus-rating from Niche, followed by the A-minus-rated Marina Middle School. The A-rated Galileo High School has a Futurama After-School Program, which provides free drop-in tutoring and enrichment classes from culinary to dance and mural art. The University of California San Francisco, Mount Zion site is also right in the neighborhood.Annual social events at the Hamilton Community Center
The Hamilton Recreation Center is a popular spot for enjoying community gatherings. “We put on a lot of events throughout the year, especially during the holidays,” says Pablo Sotelo, a longtime local and facility coordinator at the Hamilton Recreation Center. “We also have the San Francisco Black Family Day here in September, and we host a “Grillin’ in the Mo’ event for an end-of-the-summer celebration, which the mayor came to this year.” This annual summer event features live music, food and a kids zone. Each March, the neighborhood’s AMC Kabuki 8 movie theater hosts the popular annual CAAMFest (formerly the San Francisco Asian American Film Festival). The Peace Plaza in Japantown also holds many events throughout the year, including the annual Cherry Blossom Festival in the Spring and a Halloween carnival.Pedestrian-friendly streets near Highway 101
The neighborhood sits next to Highway 101, a main thoroughfare leading north and south across the San Francisco Peninsula. It also provides easy access across the Golden Gate Bridge, which is directly north of Lower Pacific Heights. While the community is highly walkable, there are multiple public bus stops and the Powell BART Station is less than a few miles for light rail travel. The UCSF Medical Center at Mount Zion is located within the neighborhood, and the Kaiser Permanente San Francisco Medical Center sits along the southern border. The San Francisco International Airport is located 15 miles south.
