Walkable San Francisco district known for its well-preserved historic homes
Lower Pacific Heights is a San Francisco neighborhood highlighted by its walkability, proximity to trendy local restaurants and well-kept, historic homes. “One of the main highlights of the area is being able to find a lot of Victorian housing that’s in pretty good, original condition,” says Eddie O’Sullivan, a longtime San Francisco resident, Realtor and broker of Elevation Real Estate. “It’s a pretty small neighborhood, but you’ve got easy access to commercial areas and restaurants, it’s walkable to Japantown, and it’s almost a hospital district with Kaiser and The UCSF Medical Center right here.” While the neighborhood sits on the lower hills just below Pacific Heights, notable for its mansions and bay views, Lower Pacific Heights still stands out with its own offerings. “It attracts a mixed bag of people because you can get slightly better pricing than areas around it like Pacific Heights,” O’Sullivan says. “If you want this along with being in a more city-type of environment, it’s a nice option.” Plus, the "Full House" home is counted among its famous Victorian home offerings.

Historic Victorian homes and 21st century condos
The neighborhood’s tree-lined streetscapes are mostly lined with original single-family Victorian homes. Typically detached, prices for these range from $1.3 million for a 1,300-square-foot home to $4.5 million for a 4,000-square feet property. There are also numerous condo options, with the majority being built in the mid-2000s and later. Condo prices range from $650,000 to $900,000 for a studio or one-bedroom unit. Condos with two bedrooms range from $850,000 to $1.6 million, depending on overall square footage, while those with three or more bedrooms range from $1.3 million to $3 million. The highest-priced condos are typically completely renovated or in newer, luxury-style buildings with bonus amenities like rooftop decks. The Bush Street-Cottage Row Historic District, reminiscent of an English alley, is in this neighborhood. Set along a landscaped path in Cottage Row Mini Park is a preserved collection of 1870s and ‘80s Victorian cottages that are rarely on the market but feature small backyard gardens that used to provide produce for area farmer's markets.
