Mountain living
The name Twin Peaks is probably most recognizable as a David Lynch television series, but the San Francisco neighborhood of the same name is just as visually stunning. The neighborhood’s perfectly central location offers panoramic views of the Golden Gate Bridge, the San Francisco skyline and the Bay. Because of its high location, however, folks who prefer the cold are more likely to appreciate the weather. Corcoran Properties Realtor Tim Gullicksen explains: "It sits at the highest point between cold foggy side of the city and the warm, less foggy side. It often gets incredibly windy and cold up there." However, while the climate may be cold, the neighborhood is warm in at least one way. "Twin Peaks is one of the friendliest neighborhoods in San Francisco. Whenever I have a listing here, people are always friendly and say hello," he says. And as a largely residential neighborhood, residents will have to venture beyond to find retail and dining but they will not have to travel too far. All in all, Twin Peaks living is – quite literally – at the height of outdoorsy living.

The natural beauty of Twin Peaks
First and foremost, the peaks – individually named Eureka Peak and Noe Peak- implied in the name are essential landmarks. Measuring at 925 feet above sea level, the towering altitudes give way to incredible views that extend as far as Ocean Beach to the west and Potrero Hill to the east. Hikers, cyclists and those just looking to catch the view can take on the trails to find the vistas awaiting at Christmas Tree Point, Tank Hill Park and Kite Hill Open Space. The Secret Stairway, a somewhat hidden set of 261 steps, serves as another great hiking area. The neighborhood is also rich with flora and fauna. Orange and yellow California poppies – also known as “cup of gold” for their beautiful warm hues – can be seen blooming in sunshine-colored sprays along the hilltops. The area is also home to the Mission Blue Butterfly, an endangered species.
Cyclists love Twin Peaks for its many hilly streets and sweeping views.

Shopping and dining a short drive away
The focus of Twin Peaks lies more in its vistas and trails than in dining and shopping, but short walks and drives are still all that’s needed to find these. Many of the spots to dine around the neighborhood are casual and great for any time of day. Avocado toast, matcha lattes and frozen custard are just some of the menu offerings at Neighbor’s Corner, an intimate spot that is often busy with activity in the mornings. With a snug, minimalistic dining space, Dumpling Zone serves up soups, chow mein and of course, dumplings. For groceries, residents can shop at Whole Foods and Mollie Stone’s Market. Music lovers can head to the San Francisco location of Amoeba Music, a popular shop profiled in the YouTube series “What’s in My Bag?”
Plenty of shopping available nearby at The Castro.

Condos and midcentury moderns with views
"A few blocks closer to the base of Twin Peaks, there's some older homes but the vast majority is midcentury modern houses built in the 60s and 70s," Gullicksen says. Homes are perched on the hilly slopes of the neighborhood, so traveling by car is the best way to navigate the hilly terrain. Many homes have attached garages. And many more have great views right outside their front doors. "There are some spectacular-view properties that face the east and downtown, Bay Bridge and the San Francisco Bay,” Gullicksen says. Costs typically fluctuate between $600,000 and $1.8 million, depending on whether a homebuyer gravitates towards a condo or a stately property with the famed vistas. Homes typically remain on the market for 61 days, which is significantly more than the national average of 42 days.

MUNI buses, state routes and interstates
San Francisco’s MUNI buses are available, and many residents use Castro Station to board them. Twin Peaks is less than five miles out from the attractions and events of downtown San Francisco. Local streets on all sides connect to State Routes 1 and 35, and major interstates include I-280, which travelers can take as far south as San Jose. San Francisco International Airport is about 16 miles out and the nearest hospital, University of San Francisco Medical Center, is an 8-mile drive eastbound.
The entrance to the Harvey Milk Plaza gives Twin Peak commuters access to the MUNI.
