The hot scene with cool jazz
Once the epicenter of the West Coast jazz scene, the Western Addition section of San Francisco has since quieted from its former days as a cultural mecca. Now the area is flourishing with new urban residences chock full of apartments, parks, award-winning restaurants and iconic Victorian-era buildings.
Between the 1940s and 1970s, Western Addition and the Filmore District within it were home to an insular circle of jazz and rock clubs that drew big talent from across the country, including Ella Fitzgerald, Miles Davis and John Coltrane. The historic Fillmore Auditorium rose to prominence in the 1960s, defining an era focused on good times with great friends listening to even greater music. Bands like The Grateful Dead, Jefferson Airplane and The Byrds frequently played The Fillmore at the height of San Francisco’s countercultural heyday. The hot music scene may have cooled off a bit since then, but every now and again someone will come and light the stage up again, whether at The Fillmore or any of the several posh jazz venues nearby. “It’s still one of the top places to go for concerts in San Francisco,” says Jennifer Burden, a Realtor with Legacy Real Estate who has 20 years in the real estate game.

Resurgence through redevelopment
Redeveloped in the 1980s and 1990s, Western Addition has been reintroducing the classic San Francisco vibe with modern updates and amenities that appeal to today’s urbanites, according to Burden. Towering condominiums and apartment buildings are found all over, sporting midcentury modern and traditional-style façades and newly constructed luxury residences take the updates to a new level. While the residential streets may be dominated by high rises, the neighborhood still has a handful of stately Victorian and Italianate homes that the city is known for. These refined residences, often renovated with modern amenities, feature ornate porches, towers and turrets built more than a century ago. In Western Addition, one- to three-bedroom condos can cost between $520,000 and $1.3 million, while the price tag for a renovated Victorian can top $2.5 million or more.
Western Addition also has apartments of mid century vintage.

Improvement projects make better play
A major perk for Western Addition residents is its sprawling recreational spaces and miniparks woven into the fabric of the community. Raymond Kimbell Park is good for America’s favorite pastime, with its three baseball diamonds with bleacher seating, a children’s playground and a clubhouse for indoor activities. After a $28+ million improvement project in 2020, the very spacious Margaret S. Howard Playground now features athletic and playfields, a children’s obstacle course and play area and a new clubhouse. Those who are up to the challenge can climb to the top of the hill at Alamo Square Park to see the colorful local architecture of the city against the backdrop of the shimmering downtown skyline.

Find it on Fillmore Street
Fillmore Street is filled with casual and fine dining options. For high-end California cooking, the Progress is a hit, earning a Michelin star and nominated for a 2015 James Beard Award. Converted from a movie house, the restaurant’s menu features inventive dishes like barbequed duck and farmer’s cheese dumplings. At the Fillmore Street Café, patrons can choose from breakfast, sandwiches, salads and pastries and a variety of coffees, cappuccinos and lattes. For groceries and other essentials, Safeway and Jai Ho Indian Store are located across from each other off Ellis Street. For locally sourced produce, the Fillmore Farmers Market is open every Saturday morning.

The Gateway to success
Students living in Western Addition have several options for their educational journeys. Rosa Parks Elementary School and Presidio Middle School can prepare students for studies at Gateway High School, a public charter high school. At Gateway, students participate in advisory cohorts, comprised of a handful of students from all grade levels with a faculty advisor, that support social-emotional learning, encourage camaraderie and push for the development of self. African Diaspora artwork on display
In keeping with Western Addition’s legacy of music and arts, residents can pay a visit to the African American Art & Culture Complex. One of just seven cultural centers in the San Francisco Arts Commission Program, the Complex offers a wide range of cultural education through theater and dance performances and visual and digital art. The 206-seat Buriel Clay Theater hosts film screenings, concerts and productions put on by organizations such as the African American Historical and Cultural Society, the Lorraine Hansberry Theatre Company and Cultural Odyssey. Artwork from and focused on the African diaspora is displayed in the Sargent Johnson Gallery and the Hall of Culture. Nearby in Alamo Square, residents can visit the iconic Painted Ladies row homes. This row of seven historic Victorian homes sits across from Alamo Square Park. The most photographed location in San Francisco, the Painted Ladies have appeared in films like "Bicentennial Man" and "The Woman in Red" and — most famously — served as the backdrop of the 1990s ABC hit sitcom "Full House."

Access the city and beyond
Geary Boulevard is at the northern edge of the community, and Fillmore Street goes directly through it. Both serve as major thoroughfares in the area. The Kaiser Permanente Medical Center is only two blocks west of the neighborhood, and the University of San Francisco Medical Center at Mount Zion borders the neighborhood at Geary Blvd and Divisadero Street. Geary brings motorists to U.S. Route 101 just two blocks east of Western Addition, opening access to the Central Freeway and Interstates 80 and 280. For those who opt out of driving, the city has several modes of public transportation, including the Bay Area Rapid Transport, or BART, with access to neighboring cities and the San Francisco International Airport, the MUNI Metro Light Rail and San Francisco’s well-known Market Street Railway cable cars and streetcars, with Market Street less than a 20-minute walk away.
Geary Borders the Western Addition to the north and provides access to the rest of the city.
Reasonably quick access to the freeway makes the Western Addition ideal for commuters.
