"What I like about that neighborhood is the houses are still affordable, and it's a nice family-oriented community. The whole city has that type of attitude. San Jacinto is very friendly," says Gloria Lopez, a Realtor of 20 years who works for National Realty Group. Rose Ranch is centrally located within the city, with a Walmart around the corner for everyday needs, surrounded by parks and south of a casino and popular golf course. "The surrounding area is rural, there's dairy farms nearby, but far enough that you don't smell them. And you see the beautiful view of the San Jacinto Mountains every day."

Senior communities and subdivisions with new homes
Earth-toned Southwestern-style ranch and two-story homes with large forward-facing garages and stucco roofs are common across Rose Ranch. Some have distinctive Spanish Revival touches, including arched doorways, while others have a contemporary flair with clean lines. Properties are relatively close on modest, grassy lawns springing with palms and shrubs and capped by sidewalks, with the San Jacinto Mountains rising in the distance. Prices generally range from $370,000 to $610,000, though some homes fetch higher prices in the newly built Mountain Ridge North and Mountain Bridge South communities. "A couple of different builders are developing those communities, and they are offering aggressive rate incentives," Price says. "Another great feature about these properties is their energy efficiency," she adds. Rose Ranch also includes a few senior communities, some gated, ranging in price from around $257,000 to $379,000.

Students attend schools within the San Jacinto Unified School District. Park Hill Elementary School is in the neighborhood, earning a C-minus rating on Niche. North Mountain Middle School earns a C rating, and San Jacinto High School earns a B-minus. "A lot of the folks that live in that area do commute to work, to the inner cities or surrounding cities," Lopez says. Bus stops through Riverside Transit Agency dot South San Jacinto Avenue, which runs along the neighborhood's western side. Another main road is the Ramona Expressway. Both routes connect north and south to California State Route 79, which flows north toward Beaumont, and Route 74, which travels south through Hemet toward San Bernardino National Forest.
