Walkable community in a central location

Situated 2 miles from Saratoga and 3 miles from Campbell, suburban Bucknall is known for its highly rated schools and walkable streets. “It's relatively close to the main employers in the Bay Area,” says Ayelet Gingold, who’s sold homes in the area for 21 years and is a founding partner of Agam Real Estate, a partner at Side, Inc. “You get more for your money than in nearby neighborhoods like Saratoga. It has a combination of good schools, affordability and location.” Residents here can walk to the Westgate Center shopping mall, and Silicon Valley’s biggest employers are an easy commute up the Lawrence Expressway. The overall CAP Index Crime Score is 2 out of 10, compared to the national average of 4; violent crime receives a score of 1 out of 10.

Remodeled midcentury ranch-style homes

Midcentury ranch-style homes and 21st-century New Traditional homes with Mediterranean influences sit close together along Bucknall’s walkable streets. “Bucknall’s getting a lot of investment,” says Ashwin Veeravalli, a real estate agent with The Agency who’s sold homes in the area for 13 years. “A lot of people are investing to expand and remodel the homes. You can find large brand-new construction and big remodels. It’s a good mix of properties, and you can see the 1960s and ‘70s homes are being taken care of and upgraded.” The lots here are large enough for additions or accessory dwelling units. “It’s popular for people who have backyards to add another unit as a rental or for their adult kids to live in,” Gingold says. “A lot of people that move here in recent years improve the old properties.” In May 2024, the median home price was $2 million, 22% higher than San Jose’s median of $1.6 million. A three-bedroom midcentury ranch-style home in original condition can start at $1.6 million, while an updated three-bedroom ranch-style can cost $3.1 million.

Earn college credit at Prospect High

Local kids can start at Baker Elementary, which earns an A from Niche. “All the parents walk their kids to school at Baker,” Veeravalli says. Kids can then attend the A-minus-rated Moreland Middle before heading to the A-rated Prospect High. Students at Prospect High can take dual enrollment courses at West Valley College, including Public Speaking and Introduction to Film Studies. The school also offers around 80 student clubs, including Jazz Club and Mock Shark Tank Club.

Join the swim team at the Westgate Cabana Club

At the 5-acre San Tomas Park in Bucknall’s east, residents can shoot some hoops on the basketball courts, and kids can enjoy the playground. To the west, the 6-acre El Quito Park has a playground, a baseball field and two pickleball courts. Residents can join the Westgate Cabana Club, a community swimming pool that offers swim lessons and a kids’ swim team. The AMC Saratoga 14 movie theater shows the latest blockbusters in IMAX. There are several nearby houses of worship, including WestGate Church and the Ocean of Compassion Buddhist Center.

Artisanal burgers at Super Duper Burgers

“You can see the investment here from all sides,” Veeravalli says. “The homeowners are investing in their homes, and the entrepreneurs are tagging along. Lawrence Expressway has some incredible restaurants.” These restaurants include favorite Bay Area chains. At Super Duper Burgers, residents can chow down on artisanal burgers and milkshakes. Boudin Bakery is famous for its sourdough bread, which residents can buy in loaves or as sandwiches like chicken pesto and turkey cranberry. The Westgate Center shopping mall has national retailers like Nordstrom Rack and Famous Footwear. Grocery options include Sprouts Farmers Market and Trader Joe’s.

Near the Lawrence Expressway

Quito Road to the west is the main road through Bucknall; this turns into the Lawrence Expressway, which connects to Sunnyvale, 8 miles away. “When it’s not rush hour, it can take 15 minutes,” Gingold says. “It’s maybe 30 to 40 minutes during rush hour.” State Route 85 is just to the south, and Interstate 280 is 4 miles north. The Valley Transportation Authority (VTA) light rail’s Winchester station is 3 miles east, and the VTA bus makes several stops on Quito Road. With bike lanes on Quito Road and sidewalks throughout the neighborhood, Bucknall is bike- and pedestrian-friendly. El Camino Health’s Los Gatos Hospital is 2 miles southeast, and San José Mineta International Airport is an 11-mile trip.

Summer movie nights in El Quito Park

Families gather for free movie nights in El Quito Park during the summer, enjoying films like “Inside Out” and “Encanto.” Before the movie starts, residents can play games at booths set up around the park. Wildfire risk in the Santa Cruz Mountains
