Just about 2 miles west of Downtown San Jose sits Burbank, a neighborhood providing an often unattainable balance of competitive home prices and proximity to the city’s best amenities. “Burbank is super convenient if you’re into shopping and entertainment. It’s close to the malls and downtown," says local property manager Brenda Styles. "It’s more affordable too. The houses are pretty modest, but you get a lot of San Jose for your buck.”

Puebla's and other small homes
The densely lined residential streets of Burbank are filled with mostly smaller-to-modest home sizes. Dense lawns, often wrapped with picket fences, run along tight sidewalks shaded under long rows of tall palm trees, taking passers-through along a tour of cutesy Craftsmans, bungalows and ranch-styles. While the average square footage of these remains consistently smaller, their designs are less consistent, with a selection of designs ranging from midcentury, to minimal traditional to even an occasional Spanish Puebla. The median price for homes in Burbank falls around $1.2 million, but most sell for between $875,000 and $1.6 million. “It might not be the first place you think of when coming to San Jose, but some of the houses are really nice, and you’re close to some great parts of the city,” says Styles.

The homes of Burbank might be modest, but the access to culture and shopping couldn’t be any more exciting. Less than a mile down Stevens Creek Boulevard lies both Westfield Valley Fair and Santana Row, two of the region’s most expansive shopping centers. Each of these shopping meccas provide an endless list of clothing stores and boutique shops where locals build an ideal wardrobe or find the perfect home décor. In between stops, any one of the diverse range of restaurants offers a setting for colorful culinary experiences, such as a quick snack at West Valley’s food court. Those looking to avoid the mall crowds can still find a diverse range of flavors from around the world in Burbank. Walia Ethiopian Cuisine serves up the unique flavors of Ethiopia out of its humble but inviting storefront. Bay Wheels, buses and light rail
If medical care is high on one's priority list, Burbank sits between both the Santa Clara Valley Medical Center and O’Conner Hospital. Both facilities provide emergency services and a wide range of specialty services covering most medical needs, and can be reached using bus routes, which run along many of Burbank's major roads. For trips further away, residents can head just less than 2 miles east to a light rail station, providing access to the green line and other line transfers after riding one stop north. Dedicated bike lanes on San Carlos Street and other major roads offer local cyclists a safe way to get around, while those looking to get into cycling can go for a test ride using a Bay Wheels bikeshare station on San Carlos Street.

Walking to smell the roses
There are no public parks in the neighborhood, but there are several close by. Burbank sits within walking distance of the Municipal Rose Garden, a wonderful patch of green perfect for getting a break from the city surroundings and breathing in the fresh air. Nearly 200 varieties of roses populate this lush garden park, with an ornate fountain in the middle providing a serene space for a dose of nature. Even closer to the neighborhood, along Scott Street is Buena Vista Park, where local children go to climb an ultra-modern playground.
