Central San Jose is an urban community with convenient access to major tech employers in Silicon Valley. “It’s up-and-coming,” says Julie Wyss, a Bay Area Realtor with Wyss Group Real Estate. “It’s slowly moving along.” Homelessness and housing insecurity are issues in this area, which scores a CAP Index Crime Score of 8 out of 10, compared to the national average of 4. “Schools and commute-tolerance drive the market here. If you’re in this area, you’re so close to the industry,” says Wyss. The area also features the Guadalupe River Park, known for its volunteer-run fruit orchard and rose garden.

Pastel-painted bungalows bring color to Central San Jose
Homes in Central San Jose typically range between $1 million and $1.2 million. “Everything’s over a million here,” says Wyss. “You can’t get a single-family home in San Jose for under a million.” Most homes here are early-to-midcentury painted bungalows or ranch-style homes that open onto San Jose’s sidewalk-lined city streets, but Wyss says there’s a lot of variety. “There are historic Victorian-style, Craftsman, some contemporary homes—duplexes, triplexes, townhomes, condominiums, some ranch-style. It’s a huge mix, which is true of all San Jose.” Despite the variety, Wyss says there aren’t many single-family homes in this neighborhood. “Of the single-family homes, we’re still seeing prices up to $1.4 million, which is less expensive for San Jose.” An early-20th century, two-bedroom bungalow under 1,000 square feet starts around $1 million, while a recently renovated four-bedroom version with a traditional grass lawn and driveway starts closer to $1.5 million. “It’s really expensive but inexpensive compared to other parts of San Jose.”

Getting around Silicon Valley
Tech campuses like Apple Park in Cupertino and Google, Microsoft and Meta in Sunnyvale are within 10 miles of Central San Jose; the commutes typically take 15 to 30 minutes, depending on traffic. “You’re within 15 miles of industry hubs—Sunnyview, Mountain View, Cupertino, North San Jose,” says Wyss. Locals often drive or walk, but Santa Clara Valley Transportation Authority offers bus stops along Coleman Avenue and nearby light rail stations for easy transit throughout the valley. “Very few people use public transportation in San Jose—you don’t really need it,” says Wyss. San Jose Mineta International Airport is just north of Central San Jose’s boundaries, and Santa Clara Valley Medical Center is about 3 miles north.

Parks grouped together along the Guadalupe River
Hundreds of rose varieties and an orchard with fruit-bearing trees sit within the 120-acre Guadalupe River Park. Its Historic Orchard is a 3-acre plot of fruit trees from apples to walnuts, and its San Jose Heritage Rose Garden is filled with the sweet soft scent of rose petals. The paved Guadalupe River Trail stretches 10 miles to the San Francisco Bay, and park visitors can admire its public art, like the Five Skaters mosaic pillars, which honor five Bay Area Olympians. The Rotary PlayGarden is an inclusive playground designed for children of all abilities with creative play structures and picnic pavilions. Nearby, Columbus Park offers grassy fields, picnic facilities and sports amenities like basketball courts, sand volleyball courts and softball diamonds.

Neighborhood dining across the street from parks
For groceries, residents head to Trader Joe’s across the street from Guadalupe River Park; Target is less than a mile east. Nearby, the San Jose Market Center offers department stores like Marshall’s, national chain eateries like Chili’s and locally owned restaurants like The Pasta Market, where residents can dine on house-made pasta. About a mile north, Smoking Pig BBQ has been a local staple since 2011, known for its traditional, slow-cooked BBQ favorites like pulled pork sandwiches and brisket. Wyss suggests residents visit Japantown, just a mile east of Guadalupe River Park. “It’s a really nice, super cute neighborhood,” says Wyss. “There are quite a few good restaurants like Gombei [and] Minato, but it’s not all Japanese restaurants–it’s just a cool walkable neighborhood.” Residents can also shop at the Nijiya Market for Japanese groceries and ready-to-eat foods like pork katsu sandwiches and sushi.

San Jose Unified District schools with unique opportunities
“San Jose is well-known for having great public schools, which is a big draw to parents with kids,” says Kim Hutsenpiller, a Realtor with Venture Sotheby's International Realty and over 20 years of local real estate experience. Central San Jose is zoned for the San Jose Unified School District, rated B-plus overall by Niche. Local kids can start at Merritt Trace Elementary, rated C-plus, where they can opt into the Two-Way Bilingual Immersion program to receive instruction in both Spanish and English. At the B-minus-rated Herbert Hoover Middle School, students can pursue their interests in extracurriculars like coding, yearbook and acapella. Teens attend Abraham Lincoln High, which is rated B-plus and known for its media arts program, which offers video production, broadcasting and animation opportunities. Local kids can also attend nearby private schools, like Saint Leo the Great School for kindergarten through eighth grade, not yet rated by Niche, and the all-boys Bellarmine College Preparatory for grades 9 through 12, rated A-plus.

Local entertainment venues and annual festivals
Paypal Park, a few blocks west of Central San Jose, is home to the major league soccer team San Jose Earthquakes and the Bay Football Club of the National Women’s Soccer League. Other nearby venues include the Rosicrucian Egyptian Museum, which holds workshops like the Mummification Apprenticeship and Peace Garden Care Workshop. Kids can sign up for the Junior Archaeologist Program, a series of workshops that ends with a graduation ceremony in the museum’s underground tomb. San Jose Center for the Performing Arts regularly hosts dance recitals, speaker events and concerts 2 miles south of the neighborhood, and across the street, the Montgomery and California Theatres are popular venues for plays and musicals. Every year the Cupertino Cherry Blossom Festival takes place in April. The Sunnyvale Art and Wine Festival happens in June and the San Jose Jazz Festival is every August.
