Early 20th-century homes next to Bellarmine College Preparatory
Located 2 miles from downtown San Jose, College Park is known for its early 20th-century homes set next to the scenic campus of Bellarmine College Preparatory, an all-boys Catholic school that was founded in 1851. Today, the neighborhood's historic homes and school are only some of its many draws. “College Park is sought after because it's very similar to Rose Garden in terms of its beauty and location, but it's more affordable than Rose Garden,” says Jessica Mills, a Realtor with Intero Real Estate Services, Inc. Shopping and restaurants are conveniently close along Coleman Avenue and The Alameda, and Interstate 880 in the neighborhood’s west makes for an easy commute to nearby tech employers, including Adobe and Zoom in downtown San Jose and Nvidia in Santa Clara. Nearby houses of worship include Temple Emanu-El, Holy Redeemer Lutheran Church and Saint Nicholas Greek Orthodox Church, home of the annual San Jose Greek Festival.

Craftsman homes on tree-lined streets
College Park’s homes are mostly 1920s Craftsman houses that sit close together along shady, sidewalk-lined streets. Other popular early 20th-century styles can be found in the southeast, with Spanish-style, Italianate or Queen Anne influences. Minimal traditional homes built in the 1930s and ‘40s are more common in the northwest. Home sizes vary widely, from 600-square-foot one-bedrooms to 2,500-square-foot four-bedrooms; lots range from 3,500 square feet to nearly 15,000 square feet, and usually include a short driveway and manicured yard. Depending on the size of the home and lot, prices typically range from $750,000 to $1.8 million. There are also four-unit apartment complexes in the neighborhood’s northwest.

Local ingredients at Luna Mexican Kitchen
Within College Park, residents can grab a bite to eat at Teaqueria, a Mexican-Asian fusion restaurant that also serves boba tea and dishes like the tofu burrito, which comes stuffed with edamame, carrots, black beans and more. Along The Alameda, Luna Mexican Kitchen is popular for a night out. “They do everything locally sourced,” Mills says. “Their food is amazing, and they have such friendly service.” San Jose Market Center to the neighborhood’s east has big-box stores like Target, PetSmart and Marshalls. Grocery options include Sprouts Farmers Market and Trader Joe’s. For nightlife, concerts and more dining options, downtown San Jose is only 2 miles away.

Crowds at the San Jose Greek Festival
During the first weekend in June, crowds flock to Saint Nicholas Greek Orthodox Church for the annual San Jose Greek Festival, the largest Greek festival in the South Bay. For three days, festivalgoers can listen to Greek music, browse local vendors and taste Greek dishes like moussaka and slow-roasted lamb. Shuttles run along The Alameda, so residents may encounter increased traffic and parking challenges during the festival.

Local kids can start school at Merritt Trace Elementary, which earns a C-plus from Niche, then attend the B-minus-rated Herbert Hoover Middle. The B-plus-rated Abraham Lincoln High is a magnet school for the visual and performing arts; students here can join 16 musical ensembles or perform in the annual one-act play festival.
Boys in the neighborhood might also attend the private A-plus-rated Bellarmine College Preparatory, the oldest Catholic high school in California. Bellarmine's robotics team has over 100 members and won the FIRST (For Inspiration and Recognition of Science and Technology) world championship in 2022.

Picnic at the Municipal Rose Garden
The 5-acre Municipal Rose Garden, located 1 mile away, is known throughout the city for its colorful display of over 3,500 roses. “It’s popular for picnics, and people will go there for engagement or graduation photo shoots,” says Brett Weitzmann, a Realtor with The Agency who’s a lifelong resident of Silicon Valley. “You always see people there taking photos because it's so nice.” A block from the Rose Garden, the Rosicrucian Egyptian Museum is full of Egyptian artifacts and offers programs like history classes and the Junior Archaeologist program for kids. The 5-acre Rotary PlayGarden to the east is an inclusive playground with a wheelchair-accessible merry-go-round, a zipline and adaptive swings.

Easy access to Interstate 880
Interstate 880 borders College Park to the northwest, and other major roads include The Alameda to the south and Coleman Avenue to the north. “Coleman Avenue turns into the Central Expressway, which goes all the way up through Palo Alto,” Weitzmann says. “I-880 connects you to 101 and 280, so this is a good area for commuting access.” Residents near I-880 and The Alameda may experience traffic noise. Downtown San Jose is a 2-mile trip east on Coleman Avenue, and Palo Alto is about 16 miles west.
The Caltrain track borders the neighborhood’s northeastern edge, and residents can hop on at the College Park station. The Valley Transportation Authority’s bus stops along The Alameda, and dedicated bike lanes and sidewalks make the area friendly for cyclists and pedestrians. O’Connor Hospital is around 2 miles southwest, and the Santa Clara Valley Medical Center is around 3 miles away. San José Mineta International Airport, located just to the north, is a 2-mile trip; residents in College Park’s northeast may hear some airport noise.

Homelessness at Guadalupe River Park
The 120-acre Guadalupe River Park, found in the neighborhood’s northeast, has a 3-mile paved trail for biking and jogging; in recent years, the park has become known as a camp for homeless people. With the goal of helping people move out of the park, the city voted in June 2024 to create official campsites throughout the city.
