Evergreen Estates is a quiet, slow-paced suburban neighborhood 8 miles southeast of San Jose. The neighborhood sits in the quiet Evergreen Valley, once home to rolling hills and olive trees. Today, the area is almost completely residential. “You see people walking around and enjoying the beauty of the area, and you can just sense the neighborhood’s relaxed style,” says Elena Johal of Tenacity Real Estate, who has nearly two decades of experience in San Jose. “You get a feeling of privacy with large trees, but you’re still near so many amenities.” Golf courses, walking trails and top-rated schools are all nearby. The neighborhood holds a 1 out of 10 CAP Index crime score, compared to the national average of 4.

New, Mediterranean homes
Homes in Evergreen Estates vary in style, but all cost more than $1 million. “It’s a mix of older, established ranch-style communities and some newer grand Mediterranean homes.” says Johal. The older homes are in the $1.4 million to $2 million range, while newer builds cost between $2 million and $3.2 million, often with swimming pools. “You can see how the neighborhood got its name,” says Johal. “The homes have really green yards and there are trees everywhere you look, and they help block the noise from some busier streets.” The quiet residential streets often end in cul-de-sacs and have wide sidewalks for walking. Houses have long driveways and multicar garages.

Evergreen Valley High earns and A grade
Kids in the neighborhood attend the Evergreen Elementary School District, beginning at Tom Matsumoto Elementary School. Matsumoto Elementary and Chaboya Middle School both have A-minus grades on Niche. Evergreen Valley High is a part of the East Side Union High School District and one of the top STEM schools in California. The high school earns an A grade. “It’s one of the best districts in the San Jose area,” says Johal. The neighborhood is also bordered to the north by Evergreen Valley College, a two-year community college with around 8,000 students.

Golf and more at Silver Creek Valley Country Club
Evergreen Park encompasses most of the northwest corner of the neighborhood. Locals can have a picnic while kids climb on the playground equipment. Montgomery Hill Park is just northeast of the neighborhood and has more than ten acres of green space. Runners and walkers flock to the park to exercise on its unpaved trails. Silver Creek Valley Country Club has a challenging 18-hole course for avid golfers. Members can also play pickleball or tennis, swim in the lap pool or relax in the jacuzzi. A complete fitness center at the club and personal training sessions are also available.
Evergreen Park is a dog friendly park with lots of green grass to play in.
Montgomery Hill Park is a great place to practice long distance running.

The neighborhood is mainly residential, but there are a few dining and shopping options within a few miles. The San Jose location has surfing memorabilia on the walls, paying homage to the original location in Capitola Beach. Residents head to The Funny Farm for burgers and other specialties from the grill. Diners can relax on the covered patio, illuminated by string lights. Silver Creek Community Markets is a local grocery chain specializing in organic foods. Target is just about 3 miles from most homes, and more retail can be found in nearby strip malls.

Riding the SF Bay Transit
Evergreen Estates is located 8 miles south of San Jose, and locals can access the downtown area via Route 101. The highway also takes residents to Norman Y Mineta International Airport, 13 miles up the road. SF Bay Transit buses serve the neighborhood with public transportation.
VTA buses are available for the people to get around the Evergreen Estates area.
Downtown San Jose is easily accessible via the 101 highway from the Evergreen Estates area.
