Located 6 miles from downtown San Jose, suburban Leyva is known for its excellent restaurants, highly rated high school and the Eastridge Center shopping mall. “Prices here are higher because of Silver Creek High,” says Tom Dang, a Realtor with eXp Realty of California who’s sold homes in the area for seven years. “It’s a little more upscale than other areas in the east side.” The Eastridge Center sits at the top of the neighborhood, offering residents convenient access to retail, entertainment and dining; popular restaurants and grocery options can be found along the neighborhood’s edges. Various Buddhist and Christian houses of worship dot the neighborhood, including Chùa Thiên Trúc San Jose (pronounced CHOO-a teen chroo) and Liberty Baptist Church.

A variety of housing options
Bungalows and ranch-style homes line Leyva’s wide, sunny streets, many of which are named after famous composers and operas. The houses were typically built in the 1960s and ‘70s, with fenced-in yards large enough for an ornamental tree and paved driveway. Twenty-first-century modern homes can be found in Leyva’s north, and there’s a 55-plus community with manufactured homes in the south. Condos can be found near U.S. Highway 101.
In April 2024, the median single-family home price was $1.1 million, 33% lower than San Jose’s median. A two-bedroom bungalow can start at $910,000, while a four-bedroom 21st-century modern home can cost up to $1.9 million. A two-bedroom condo can start at $538,000, while a three-bed can cost $680,000. A two-bedroom manufactured home can range from $120,000 to $342,500.

Next to the 101
U.S. Highway 101 borders Leyva to the southwest. The regional Caltrain’s Capitol station is 4 miles southwest, and the Valley Transportation Authority (VTA) light rail’s Alum Rock station is 4 miles north; the VTA bus makes several stops in the neighborhood. With dedicated bike lanes and sidewalks, Leyva is friendly for cyclists and pedestrians. The Regional Medical Center of San Jose is 5 miles northwest. The Reid-Hillview County Airport, a general aviation airport with no commercial flights, borders Leyva to the north, and San José Mineta International Airport is a 9-mile trip.

Broken rice at Com Tam Thien Huong
“Leyva is centrally located to a lot of food,” Dang says. “The food is the best here. There’s a lot of good boba, and Com Tam Thien Huong is always packed.” Com Tam Thien Huong (pronounced “kum tahm teen hunh”) serves broken rice topped with savory meats like barbecued pork, shredded pork skin and grilled chicken. At The Boiling Crab, residents can don bibs and feast on a Louisiana-style seafood boil under a great white shark suspended from the ceiling. The Eastridge Center shopping mall is in Leyva’s north, where residents can shop at retailers like Macy’s and H&M; the Lion Plaza to the northwest offers primarily Asian-owned businesses, including a food court. Grocery options include Sprouts Farmers Market, Lion Supermarket and Target.

Arcadia Ballpark is a homerun
Residents can join an adult baseball or softball league at the 14-acre Arcadia Ballpark, which has four lighted fields and a concession stand. The 8-acre Meadowfair Park has playgrounds for toddlers and older kids, as well as basketball and tennis courts. Residents can learn how to roller skate at The Aloha Fun Center in the Eastridge Center shopping mall; the skating rink also has black light mini golf, an arcade and laser tag. Residents can catch the latest movies at the AMC Eastridge 15 movie theater, and Round1 Bowling offers more opportunities for fun.

AP programs at Silver Creek High
Local kids can start at O.B. Whaley Elementary, which serves kids from kindergarten through Grade 6 and earns a B-minus from Niche. They can then attend the B-rated George V. LeyVa Middle from Grades 7 through 8, then go to the A-rated Silver Creek High. Students at Silver Creek High can join clubs like Physics Club, Animal Allies and Asian Culture Club. They can also enroll in AP programs; two students here received perfect scores on the AP Calculus exam in 2023.

Drive-through Christmas lights
San Jose History Park and Lake Cunningham Park transform into holiday spectacles during Blinky’s Illuminated Holiday, part of San Jose’s Christmas in the Park. This drive-through Christmas light show includes over 200,000 themed light displays and a holiday food festival at the end.

Reid-Hillview County Airport’s lead problem
Children who live within a half mile of the Reid-Hillview County Airport have been found with elevated lead levels in their blood, likely caused by airborne lead from airplane fuel. Leaded fuel is now banned from the airport, which is scheduled to close in 2031. The risk of lead contamination has lessened since the ban, but residents may experience noise from the airport.
While Leyva is at low risk for wildfires, nearby mountain areas are at high risk; residents might experience smoke and ash during active wildfires. The last severe fire season was in 2020 when almost 400,000 acres burned in the Diablo Range over 46 days.
