Urban residential community near downtown San Jose
Luna Park is a centrally located urban neighborhood situated in the north side of San Jose. This area, once the site of the Luna Park amusement park in the early 20th century, is now a primarily residential neighborhood that’s highly sought after for its short commute times. “People want this neighborhood – all the houses sell fairly quickly,” says Diane Baty, a local Realtor with Coldwell Banker Realty. Luna Park is less than 3 miles from downtown San Jose and has proximity to public transit options, including light rail stations and bus stops. Despite its location near the city’s center, the neighborhood can provide an escape from the urban surroundings with its quiet, tree-lined streets and modest midcentury homes. Students here are zoned for the San Jose Unified School District, which receives an overall B-plus rating from Niche.

Variety of Craftsman, Spanish and contemporary housing
The neighborhood has a wide variety of housing styles, says Baty. “They aren’t your basic tract homes; you drive down these streets and see everything from Victorian to Craftsman styles,” she says. “People really care about and take great pride in their homes.” Single-family homes here are situated on small lots with landscaped front lawns and the occasional paved driveway; however, most residents in this neighborhood park their cars on the street. In addition to Craftsman and Victorian housing styles, buyers can find ranch-style homes and bungalows displaying a mix of Spanish-influenced and Mediterranean architecture. Contemporary-style townhouse developments and condo complexes with warm-colored stucco exteriors are also scattered throughout the neighborhood. The neighborhood's largest residential community is the desirable Taylor Morrison Modern Ice Community, which was developed in the late 2010s and consists of two dozen modern apartment buildings centered around the Luna Park green space. Single-family homes in Luna Park typically cost between $1 million and $1.3 million, while townhouses and condo units range from approximately $800,000 to $1.2 million.

Residents also have access to several public transportation options. “Luna Park is in a very desirable location close to mass transit,” Baty says. “It’s centrally located for so many things, whether work or family.” The Valley Transportation Authority operates bus routes along Oakland Road and East Hedding Street, which border the neighborhood, while the Civic Center light rail is just under a mile away. The San Joes Mineta International Airport is an approximately 3-mile drive west and offers dozens of nonstop domestic and international flights, but airport noise doesn’t factor into the neighborhood’s noise levels. The San Jose Regional Medical Center is located just under 3 miles away and offers 24-hour emergency services, as well as dozens of other specialty healthcare services, including cardiology, neurosurgery and physical therapy.
