Historic homes near downtown San Jose

Developed in 1902 on the country estate of Civil War General Henry Morris Naglee, Naglee Park was the first suburban neighborhood in Santa Clara County; today it’s known for its diverse architecture, walkability and popular community events like Bark in the Park. Located less than a mile from downtown San Jose, Naglee Park is bordered by San Jose State University to the west, while William Street Park and Coyote Creek lie to the east. “The main reason why people move here is because they love the feel of the neighborhood,” says Brett Weitzmann, a Realtor with The Agency who’s a lifelong resident of Silicon Valley. “It’s very quaint, and a lot of the homes here were built in the early 20th century, really charming bungalows and Victorians. You don’t see that as much in suburban areas.”

Early 20th-century Craftsman and Spanish Revival homes

“There’s a lot of long-time residents who currently live here,” Weitzmann says. “They really take care of their properties and are very proud of them. It’s a neighborhood where you get to know your neighbors.” Naglee Park’s grid of wide streets is lined with mature sweetgum and London Plane trees that shade manicured front yards. The homes here typically have three or four bedrooms and were built between 1900 and 1940; styles vary widely and include Craftsman, Spanish Revival, and Queen Anne. In April 2024, the median price for a single-family home in Naglee Park was $1.4 million, 13% less than San Jose’s overall median price of $1.6 million; a one-bedroom bungalow here can cost $750,000, while a four-bedroom home overlooking Coyote Creek can cost $2.1 million. Mid-rise condos and rentals are common near the university; a two-bedroom condo can cost $695,000.

Bike along the Coyote Creek Trail

Locals can spend a relaxed Saturday enjoying a picnic or reading in the shade of old-growth trees at the 15-acre William Street Park; the 18-mile paved Coyote Creek Trail passes near the park and is popular for biking and jogging. At the 172-acre Kelley Park to the south, residents can watch koi at the 6-acre Japanese Friendship Garden, visit the animals at the 16-acre Happy Hollow Park & Zoo, and play a round of disc golf on San Jose’s biggest disc golf course. Downtown, the San Jose Museum of Art and the Institute of Contemporary Art San José offer traveling exhibitions and lectures from visual artists.

Vanilla bread pudding at Naglee Park Garage

Residents can walk to dinner at local-favorite eatery Naglee Park Garage, featured on the Food Network’s “Diners, Drive-Ins and Dives”; once an auto shop, this bistro now serves American fare like burgers and homemade vanilla bread pudding. Locals also have close proximity to downtown attractions like San Pedro Square Market, a food hall serving everything from Peruvian to Korean cuisines, and the SoFA (South First Area) District, popular for its local boutiques and nightlife. “People in Naglee Park don’t need to worry about driving downtown, paying for public parking, taking an Uber or public transit,” Weitzmann says. “They can walk there or ride their bikes.” From May through November, residents can buy local produce at the Downtown San Jose Farmers Market in San Pedro Square; other grocery options are a short drive away, including Grocery Outlet and Whole Foods Market.

Puppy love at Bark in the Park

The annual Bark in the Park at William Street Park is the country's biggest dog festival; dogs and dog lovers can enjoy a day of canine-themed activities, including agility demonstrations, toy making and a costume contest. At the annual Fourth of July Celebration, residents can watch the parade of homemade floats wind through the neighborhood. Downtown performance venues like the Center for Performing Arts and the California Theatre are a short walk away. Throughout the year, residents can volunteer to plant flowers in the medians or clean up litter with Naglee Park’s Campus Community Association, or they can join the San Jose Woman’s Club, which is open to everyone and hosts regular activities like book clubs and mahjong.

San José High’s Big Bone Game

Local kids can start at Horace Mann Elementary, then attend Muwekma Ohlone Middle; both earn a C rating from Niche. At the B-rated San José High, the football team faces off against its rival, the Lincoln High Lions, in the annual Big Bone Game, a tradition dating back to 1943. Private options include the A-plus-rated Notre Dame High, an all-girls Catholic school. San José State University, just west of Naglee Park, enrolls over 36,000 students and employs over 3,700 people; the school’s Hammer Theatre hosts public performances, including ballets, author lectures and jazz concerts.

Easy access to Interstate 280

Interstate 280 passes through the neighborhood’s south, and East Santa Clara Street is the main road to the north. The Valley Transportation Authority (VTA) bus makes several stops in the neighborhood, the VTA light rail has several stations within a mile (including the San Antonio and Santa Clara stations) and the Caltrain stops at the San Jose Diridon station, 2 miles west. Naglee Park is also friendly for cyclists and pedestrians, with dedicated bike lanes and sidewalks. The Regional Medical Center of San Jose is 5 miles northeast, and San Jose Mineta International Airport is a 6-mile trip.

Diablo Range wildfires

While Naglee Park is at low risk for wildfires, the Diablo Range to the east and Santa Cruz Mountains to the south are at high risk. Property damage from wildfires is unlikely, but residents might see smoke and ash. The last major wildfire in the area was in 2020, when almost 400,000 acres burned in the Diablo Range over 46 days.
