The suburban sea of South San Jose
Located just 7 miles from downtown and sandwiched between Coyote Creek and the Hellyer Velodrome, Ramblewood is a quiet island of sprawling ranch-style homes and townhouses in the sea of suburban South San Jose. “South San Jose has a lot of places to look at. It’s a massive area,” says Realtor Tony Dinh, who’s been in San Jose for 19 years. “But Ramblewood sticks out despite that size.” Its convenient location and quiet remove from the rest of Silicon Valley make it an attractive prospect for homebuyers looking to be just close enough to the action of the tech sector with the option to enjoy the outdoors in peace. “People love being close to the parks,” Dinh continues. “It’s just a nice little neighborhood, a high-quality area.”
Residing in Ramblewood
Spanish-influenced homes are the most common style in Ramblewood, though townhouses with Modern Traditional designs are currently being constructed. Among these prospective homebuyers will also find sprawling ranch-style homes and townhouses constructed in the 1980s. An older three-bedroom townhouse can price around $800,000, while newer models and larger ranch-style houses will both climb as high as $1.5 million. “Many of the homes have either been recently built or recently remodeled,” Dinh says. “Homes there are attractively priced for the area, and buyers get a lot of privacy.”
Scholarship in Ramblewood
Children in Ramblewood attend the community’s namesake Ramblewood Elementary School, rated B by Niche. Ramblewood Elementary partners with Communities Organizing Resources to Advanced Learning, or CORAL, to offer free after-school enrichment programs across all subjects to all enrolled students. They move to Sylvandale Middle School, which scores a C-plus and offers students the opportunity to enroll in Career Academies designed to prepare them for college and beyond. Students graduate from Andrew P. Hill High School, which earns a B and boasts an Esports program and a badminton team.
The Coyote Creek Trail
Ramblewood Park, located next to Ramblewood Elementary School, is a 9-acre green space that offers playgrounds for children ages 2 to 12 and picnic areas for hosting family get-togethers and cookouts. On the south side of the neighborhood, Hellyer County Park features a velodrome for track cycling and serves as the trailhead for the Coyote Creek Trail, which meanders north 3 miles to the Tully Community Branch Library through the 18-hole Los Lagos Golf Course. Up the Capitol Expressway or across it
Residents can head 2 miles east on the Capitol Expressway to Sprout’s Farmers Market or Target to grab groceries, or they can skip less than half a mile across the street to Lion Supermarket, which offers a wide selection of Asian products and fresh produce.
