Green and gold hills watch over the peaceful suburb of West Santa Teresa Foothills. Located 8 miles south of downtown San Jose, the neighborhood is close to popular parks, including the over 1,600-acre Santa Teresa County Park and the 60-acre Almaden Lake Park. “This is one of my favorite places in San Jose,” says Becky Trovato, a Realtor with Intero Real Estate Services who’s sold homes in the area for seven years and lived here for over 50 years. “The rolling hills and open spaces make this a terrific place for outdoor enthusiasts.” The Westfield Oakridge shopping mall is less than a mile away, and the West Valley Freeway and Route 87 are also conveniently close.

Split-level homes next to the foothills

Many of West Santa Teresa Foothills’ ranch-style and split-level homes have views of the hills to the south and sit along sidewalk-lined cul-de-sacs. Most were built in the 1960s and ‘70s with attached garages and yards large enough for a two-car paved driveway and a mature tree or manicured lawn. “This is a good place to invest due to the steady appreciation of home values over time,” Trovato says. “The scenic location and limited new housing development help maintain property values.” Prices typically range from around $1.4 million to $2.1 million, and homes closer to the foothills tend to cost more. A limited number of undeveloped lots around a quarter of an acre are available for custom home builds, costing between $850,000 and $950,000.

Robotics Club at Gunderson High

Local kids can start at Allen at Steinbeck School, which earns a C-plus from Niche, then attend the B-plus-rated Castillero Middle. At the B-rated Gunderson High, kids can join 14 clubs, including the Robotics Club, Romance Book Club and the Asian American Association. The view from Foothill Park

At the 7-acre Foothill Park, residents can hike to the top of a hill and soak in views of South San Jose and the surrounding foothills. Over 17 miles of biking and hiking trails can be found at the over 1,600-acre Santa Teresa County Park. For less strenuous outdoor activities, residents can head to the 60-acre Almaden Lake Park to have a picnic by the 32-acre lake. At the private par-72 Boulder Ridge Golf Club, residents can work on their swings while taking in views of the South Bay.

Less than a mile from the Westfield Oakridge shopping mall

Less than a mile north, the Westfield Oakridge shopping mall has nearly 100 retailers, including Target, Nordstrom Rack and Sephora. The mall is surrounded by shopping centers and chain restaurants like In-N-Out Burger and local chains like Armadillo Willy’s, which has served Texas-style barbecue in the Bay Area since 1983. Chaat Café is a counter-service Indian restaurant with a casual vibe, and Burma Choice serves Burmese cuisine in a modern atmosphere. About a mile from the West Valley Freeway

Santa Teresa Boulevard is the neighborhood’s main road, and Route 85, also called the West Valley Freeway, is just over a mile north. Downtown San Jose is a roughly 8-mile trip on Route 87. Residents can hop on the Valley Transportation Authority light rail at the Ohlone-Chynoweth station, about 2 miles away. With dedicated bike lanes and sidewalks, West Santa Teresa Foothills is bike- and pedestrian-friendly. The Kaiser Permanente San Jose Medical Center is roughly 3 miles east, and San José Mineta International Airport is a 12-mile trip.

Holidays at Almaden Lake Park

Fireworks cast colorful reflections on the lake at the Fourth of July Fireworks Festival at Almaden Lake Park; the celebration also includes live music, a costume contest and a food court. At the Almaden Lake Park Halloween SPOOKtacular Night, kids can trick-or-treat and enjoy a screening of a family-friendly spooky movie.

Wildland-urban interface areas

Most of the neighborhood is in the wildland-urban interface, an area of high wildfire risk, though it’s more likely to experience reduced air quality from nearby wildfire smoke than any direct effects. There’s a San Jose Fire Department station less than a mile from the neighborhood. Residents can download the Watch Duty app to stay informed about nearby fires.
