Many of West Santa Teresa Foothills’ ranch-style and split-level homes have views of the hills to the south and sit along sidewalk-lined cul-de-sacs. Most were built in the 1960s and ‘70s with attached garages and yards large enough for a two-car paved driveway and a mature tree or manicured lawn. “This is a good place to invest due to the steady appreciation of home values over time,” Trovato says. “The scenic location and limited new housing development help maintain property values.” Prices typically range from around $1.4 million to $2.1 million, and homes closer to the foothills tend to cost more. A limited number of undeveloped lots around a quarter of an acre are available for custom home builds, costing between $850,000 and $950,000.

About a mile from the West Valley Freeway
Santa Teresa Boulevard is the neighborhood’s main road, and Route 85, also called the West Valley Freeway, is just over a mile north. Downtown San Jose is a roughly 8-mile trip on Route 87. Residents can hop on the Valley Transportation Authority light rail at the Ohlone-Chynoweth station, about 2 miles away. With dedicated bike lanes and sidewalks, West Santa Teresa Foothills is bike- and pedestrian-friendly.
