Locals know that Willow Glen South's true appeal is its close-knit community. “You walk down the street, and people wave or say ‘hi,’” says Tami Lantis, a 23-year resident and Realtor with the Bertoldo Lantis Real Estate Team at Compass. “You know your neighbors. Streets have block parties, and people do a lot with their Christmas lights. I mean, we decorate big time for the holidays.” Tree-lined residential streets pair well with the neighborhood’s walkable schools and long-standing Italian eateries. “People stay in Willow Glen; they don’t leave,” she continues. “It’s pretty special. I’ve lived in San Jose my whole life and you don’t hear those stories up there. Raising my family here has been really nice, I’ve always felt good about it. It’s just—homey.”

Crape Myrtles lining residential streets

Willow Glen South is carved by gridded residential streets lined with new and old-growth trees. Ranch-style homes offer compact, square lawns, sometimes with gardens extending to the sidewalk. Homebuyers will find an entire subdivision of California Modern homes designed by famed architect Joseph Eichler among the pink blossoms of Crape Myrtles. Surrounding builds offer New Traditional architecture inspired by Mediterranean and Spanish designs. These single-family homes range in price between $1 million and $4 million, though most hover closer to $2 million. Townhome communities are limited and come with additional fees for amenities like landscaping and pool access. Regardless, properties are paired with attached garages and short driveways, though ample street parking is also available. “Keep in mind, Halloween is a big deal here,” Lantis says. “There are a couple of streets in southern Willow Glen where there are over 2,000 kids trick-or-treating.”

Highly-rated, walkable schools

Students are zoned for the San Jose Unified School District, beginning at Schallenberger Elementary, a walkable school with a B-plus on Niche. “In southern Willow Glen, everyone lives within a mile or so radius of schools,” Lantis explains. “You’ll see kids walking all the time, and people walking their dogs. It’s a huge draw.” Willow Glen Middle School is less than a mile from Schallenberger, a few blocks north on Cottle Avenue. The middle school earns a B on Niche, ranking in the top 35 percent of public middle schools in the state. Niche gives Willow Glen High an overall grade of B-plus thanks to its high academic standards and competitive sports programs that have launched championship-winning teams in football, volleyball and basketball.

Navigating the Silicon Valley commute

Residents of Willow Glen South are well-positioned to reach nearby thoroughfares. “There’s a higher-end price point here, so a lot of people work in the tech industry and commute to Palo Alto or Sunnyvale,” Lantis says. “You can get to the freeway in 15 minutes.” Elevated noise levels can be expected closer to Almaden Expressway, extending parallel to Route 87, Guadalupe Parkway. From there, downtown San Jose is just 5 miles north, while San Jose Mineta International Airport is an 8-mile commute. The closest light rail station is Curtner, located on the parkway. Bus stops are offered along Hillsdale Avenue, Almaden Expressway and Curtner Avenue. Further, the nearest emergency room is at Santa Clara Valley Medical Center in Fruitdale.

La Villa’s legendary ravioli

“In southern Willow Glen, Zanotto’s grocery store is one of my favorites,” Lantis says. The neighborhood outpost’s deli counter prepares Italian-style sandwiches next door to Giorgio’s Italian Food and Pizzeria, another Lantis-approved eatery. “La Villa is an Italian delicatessen that I’ve been going to since I could walk,” she continues. “They make fresh ravioli that are the closest thing to grandma’s. There’s always a line out the door. It’s a main hub in Willow Glen.” Residents can head north on Lincoln Avenue to reach the deli or check out a handful of nearby eateries like Yuki Sushi or Black Sheep Brasserie, both part of Willow Glen’s downtown hub. Hillsdale Avenue, however, is home to big-name brands like Target, TJ Maxx and Home Depot.

Autumn’s pumpkins & summer’s water lanterns

Residents will find that well-maintained green spaces are just a few blocks from most homes.
