Historic residential enclave in San Leandro
Sheffield Village is a small residential community bordering San Leandro and Oakland, next to Michelin-star dining and expansive hillside trails. Developed in the late 1930s and ‘40s by E.B. Field Company, the neighborhood incorporated an HOA in 1939 to help protect its character, leading to its Historic District designation in 2005. Today, Sheffield Village’s well-preserved early-to-mid 20th-century homes, meticulous landscaping and peaceful suburban streetscapes remain encapsulated in its original postwar, American dream-style aesthetic. “It is a pretty tight community,” says Greg Novack, a Realtor with Red Oak Realty, who lived in Sheffield Village for 17 years. "People like living here because there are three parks, including two private to the neighborhood. Unlike most communities, you can’t cut through Sheffield Village, so if you see cars on the street, it's usually people going home or visiting friends.”

Softly rolling streetscapes and Spanish-style homes
Tucked into the bottom of the San Leandro Hills, the neighborhood’s rolling streets are lined with tall trees, from pines to palms, that shade the village's properties and sidewalks. The most common housing styles include Craftsman bungalows and Spanish-style properties that are reminiscent of the early-to-mid-20th century. Sheffield Village homes are typically squeezed tight together and feature sloped front yards with narrow driveways and a one-car garage. Prices for a two-bedroom home can range from $600,000 to $900,000. Homes over 1,000 square feet can cost between $800,000 and $1.4 million and increase in price with additional space. “This being a small neighborhood, it is a small sample size. However, homes that are pretty, like something you see on HGTV, move fast, while homes that need some work usually see a price reduction or two before they move,” says Novack.

Halloween block parties and park events
While there is a homeowner’s association, it only costs a little over $100 to join, and their responsibilities are limited to basically maintaining the neighborhood-owned parks and organizing community gatherings. These events include the annual garage sale for the whole village, a National Night Out event, a September picnic and a spring holiday Egg Roll. Halloween is a big deal in Sheffield Village, as the streets are blocked off for the safety of trick-or-treaters, and “children from other communities literally get dropped off here for Halloween,” Novack says.

Well-maintained neighborhood parks and community pool
Sheffield Village has two private parks that are strictly maintained by the Sheffield Village Homeowner Association. Onset Park is a dog-friendly open green space, while the Milford Park Tennis Court offers enclosed tennis courts. Sheffield Village Park is the neighborhood’s one public park, surrounded by pine trees and featuring a playground, basketball courts and shaded grassy areas. Farrelly Pool is less than a few miles west and offers aquatic programs, including swimming lessons. The San Leandro Creek runs through the neighborhood, a 21-mile natural stream, where residents can connect to the San Leandro Trail for a scenic area to walk or bike. Chabot Park sits directly east and offers even more trails, plus a disc golf course and a large lake area for fishing. “The park sits right next to this residential area, so a lot of people around the city don’t even really know it’s there,” says Liz Hodgins, a recreational supervisor for the City of San Leandro. “This is really great for the residents around here because it is one of our largest parks, but it’s not as crowded and feels more secluded.” Sheffield Village is also only two miles from the Oakland Zoo, a non-profit zoo home to more than 750 native and exotic animals.

Walking distance from local retail and shopping
Although Sheffield Village is primarily residential, there are a few retail stores and eateries within walking distance of the neighborhood. Top Hatters is a Michelin-star restaurant offering seasonal, made-from-scratch menu items, while Red Pepper Pizza & Mediterranean Cuisine offers a mix of Yemeni, Mediterranean food and pizza varieties. Nearby, Koolfi Creamery blends up an elevated ice cream experience with small-batch ice cream inspired by Indian flavors. Further west of the neighborhood is Son’s of Liberty Alehouse, a popular spot for American-style eats and craft beers. For grocery options, locals can head to the Foods Co. in the nearby Foothill Square Shopping Center, which also has convenience stores, beauty shops and big box retailers like Ross.

Students can attend Roosevelt Elementary School, which gets a B-plus rating by Niche, followed by the B-minus Bancroft Middle School. The B-rated San Leandro High School offers an extensive lineup of AP classes along with dual enrollment classes in partnership with nearby Chabot College.
