A popular option for students with proximity to Cal Poly and Downtown SLO

About a mile and a half north of Downtown Sal Luis Obispo and a mile and a half south of California Polytechnic State University, Cuesta Park is a well-established neighborhood in the foothills of the Cuesta Ridge. “It’s very much hill country, so you can get some grandiose views,” says area resident Joel Pace, broker and owner at Joel Pace Real Estate. Pace adds that certain streets, including Buena Vista (which literally translates to “good view”) has “definitely got some altitude.” According to San Luis Obispo resident Susie Brans, a broker associate at Richardson Sotheby’s International Realty who owns several properties in the neighborhood, many homes are rented out to students because of the proximity to Cal Poly. “There’s an opportunity for investors to have short-or long-term benefits here,” she says. Despite the high concentration of students, Brans says many homes are still occupied by original owners who have lived here for decades.

A mix of owner-occupied homes and student rentals

Further from the hills, buyers can find mostly modest ranch-style builds dating back to the mid-20th-century. These homes are commonly used for student rentals, and many also have ADUs for added value. Higher up in elevation are homes built in the later part of the century and throughout the early 2000s; a handful have been built since 2020. “This part of the neighborhood offers phenomenal views of the city,” Brans says. “We find a lot of owner-occupied residences in this area just because of the views.” Homes here are custom built, and while styles vary significantly, there are quite a few midcentury modern homes, Spanish Revivals and other residences with mediterranean influence. Homes built within the past few years have more contemporary aesthetics. Regardless of age, modestly sized homes range from around $1 million to $1.6 million. Homes with anywhere from 2,000 to 5,000 square feet range from around $1.7 million to $2.1 million. Small midcentury fixer-uppers can be found for anywhere from $700,000 to $950,000.

Lots of dining and shopping options nearby

Residents can pick up groceries at California Fresh Market, located on Foothill Boulevard about a mile and a half west of the neighborhood. This thoroughfare is also home to locally owned stops like Scout Coffee, serving specialty lattes and baked goods, and Raku Ramen, offering authentic Japanese cuisine. Plenty of additional dining options can be found on Monterrey Street, just south of the neighborhood on the other side of Highway 101. Here,1865 Craft House & Kitchen is a go-to for dinner, specialty cocktails and craft brews, while Gino’s Pizza has an arcade room and serves specialty pies, pasta and sandwiches. Residents can continue less than a mile down Monterrey Street for tons of additional downtown dining options. Downtown is also home to an eclectic array of boutiques and specialty shops, including HumanKind Fair Trade for ethically sourced clothing, accessories and home goods, and Fred and Betty's Thrift Store for secondhand finds. Popular retailers like Pottery Barn, Barnes and Noble, and Anthropologie also have downtown storefronts.

Close to Downtown SLO events, museums and performing arts venues

Residents are close to popular events in Downtown San Luis Obispo, including the Downtown SLO Farmer’s Market, which attracts thousands of visitors every Thursday throughout the year. On Friday nights during the summer, Mission Plaza hosts Music in the Plaza, the Central Coast’s largest free concert series. Several museums are also located downtown, including the San Luis Obispo Museum of Art, which features work in a variety of mediums from regional artists, and the San Luis Obispo Children’s Museum with hands-on exhibits. Residents can also catch a touring music, dance or theatre show at the Performing Arts Center of San Luis Obispo, located just north of the neighborhood on Cal Poly’s campus.

Highly rated schools in San Luis Coastal Unified District

Cuesta Park is zoned for San Luis Coastal Unified District, which Niche ranks as the best in the county and gives an overall A rating. Students can attend Bishop’s Peak Elementary, which earns an A-minus, and Laguna Middle, which earns an A. San Luis Obispo High also receives an A, and enables students to enroll in one of several career and technical education courses in fields ranging from fashion and interior design to building and construction.

Access to two community parks

Cuesta Canyon Park on the neighborhood’s east side sits at the base of the hills, allowing residents to have birthday parties and other family gatherings at the barbeque areas while enjoying mountain views. Kids and pets are commonly found cooling off in the shallow water of San Luis Obispo Creek, which passes directly through the park. There's also a playground, a sand volleyball court and a horseshoe pit. About a mile and a half west of the neighborhood, Santa Rosa Park has a large playground of its own and a popular skate park with deep bowls and ramps, as well as a roller hockey rink. Residents can also shoot hoops at the basketball court and practice their swing at the baseball and softball fields.

A bikeable neighborhood close to major highways and public transportation

The neighborhood is bordered to the south by Highway 101, and Highway 1 is about a mile and a half west, both connecting residents to stops along the coast. Pedestrians have easy access to downtown via bike lanes, and SLO Transit bus stops can be found on the neighborhood’s west side along Grand Avenue. Adventist Health’s Sierra Vista Medical Center is about a mile and a half west, while Dignity Health’s French Hospital Medical Center is about a mile and a half south. San Luis Obispo County Regional Airport is less than 5 miles south for nonstop flights to hubs throughout the American West via Alaska, American and United Airlines.
