14-acre Meadow Park has a large play area for kids, as well a baseball field and courts for tennis and pickleball, basketball and sand volleyball. Park-goers can tend a plot at the community garden or follow the trail from the trailhead that leads to the South Hills Open Space at the base of the park for a short hike to Vulture Peak. “It isn’t super high, it’s about an hour up and back, but when you get to the top you have a 360-degree view of San Luis Obispo," Grayson says.

An established housing scene
Most residences date back to the mid-20th century, though construction continued through the later part of the century. "There's a whole section of sweet little bungalow homes that are older, and right up against the park are houses built in the 1980s and 1990s that are a little bit more modern,” Grayson says. “In both cases, it doesn’t have the feeling of a development. Some people really like the idea of a development, and some people really don’t want to live in one. Meadow Park has more of an authentic feeling.” Modest single-family homes start around $800,000 dollars, while those with more square footage and plenty of modern upgrades can go for closer to $1.5 million. Buyers can find condominiums built in the ‘80s with roughly 1,000 to 1,200 square feet ranging from $600,000 to over $700,000.

Career courses at San Luis Obispo High
Meadow Park is served by the San Luis Coastal Unified School District, where students can attend schools like Hawthorne Elementary, which receives a B-plus-rating from Niche, before moving onto Laguna Middle, which earns an A. At San Luis Obispo High, which is also graded with an A, students can enroll in a variety of career and technical education courses in fields ranging from performing arts to building and construction.

Proximity to the downtown farmers market, museums and performance venues
Every Thursday evening, residents can visit the Downtown SLO Farmers Market to stroll the array of vendors while listening to live music performances and enjoying cuisine from local food trucks. Meadow Park residents also have easy access to downtown museums. At the San Luis Obispo Railroad Museum, visitors can check out the historic exhibits about the region’s railroad industry over the years, as well as a collection of model trails. The San Luis Obispo Children's Museum invites young kids to learn about the world around them through interactive exhibits and imaginative play, while San Luis Obispo Museum of Art showcases permanent and rotating exhibits featuring pottery, painting and photography from regional artists. San Luis Obispo Transit bus stops line Higuera Road just west of Meadow Park. The neighborhood is bordered to the east by State Route 227, and Highway 101 is about a mile west.
