Sought-after hillside oasis near Downtown San Mateo
Home to a sprawling subdivision built by famed modernist Joseph Eichler, the San Mateo Highlands or “the Highlands” as locals call it, offers an abundance of multi-million-dollar, mid-century homes tucked away in the hilly outskirts of San Mateo. “The Highlands is one of the most expensive neighborhoods in San Mateo and is where everyone wants to be,” says Joan Wachter, a San Mateo resident and President’s International Elite realtor at Coldwell Banker for over 35 years. “It’s not as close to downtown as other inner San Mateo neighborhoods as it sits on the edge, but it’s not completely remote either. It has close proximity to freeways, shopping and dining.”

Largest Eichler home community
Built in the 1950s, the Highlands is the largest planned community built by Eichler, who became well-known for his distinctive mid-century modern style inspired by Frank Lloyd Wright. He built thousands of stylish homes in the Bay Area and greater Los Angeles between 1956 and 1964, including the flat-roofed and A-frame ranch homes most typically found here throughout the Highlands neighborhood. “That style of home tends to attract creative types and tech workers who commute to San Francisco, Palo Alto and San Jose. You've got large lots and great views,” says Realtor Glenn Sennett of Coldwell Banker, who lives and works in the neighborhood. While the majority of homes featuring Eichler or similar mid-century architectural styles, there are few other contemporary homes mixed into the neighborhood’s residential landscape. Most homes are one-level, which is common for mid-century styles. However, some homes have been updated to include two levels. Residing on tree-lined streets, the properties feature larger lots and many of the houses back up to the lush green open space adjacent to the 280 freeway and across from the Crystal Springs Reservoir. Housing prices in the Highlands start around $2 million and can go up to $4.5 million for more updated properties featuring luxury interior amenities
