With scenic Bay views, waterfront parks and a salty breeze in the air, South Shoreview lives up to its name. Located in the city of San Mateo, it’s brimming with midcentury homes that approach the shores of the San Francisco Bay. “It’s got some grit to it, but it’s a really strong community. You can drive down Norfolk Street and pretty much bank on running into somebody you know,” says Realtor Bill Shaffer, who grew up in the neighborhood and worked there for decades before moving to San Diego a few years ago. And with parks and trails skirting the water's edge, the neighborhood is prime real estate for outdoor lovers. "I loved being able to hop on my bike and ride all around the Bay," Shaffer says.

Midcentury ranch homes near the shoreline
South Shoreview was built out in the 1950s and 60s, and primarily features ranch style homes with small yards and one-car garages. While these homes are older many have been upgraded, renovated and rehabbed while hanging onto their classic, midcentury charm. Lot sizes here are typically around 5,000 square feet, meaning there’s less upkeep but still enough room for a small garden. Home prices tend to range from $1.2 million to $1.8 million, which is consistent with surrounding neighborhoods. South Shoreview and North Shoreview are among the most affordable in San Mateo.

Waterfront parks and the Bay Trail
Seal Point Park is a go-to greenspace not just for South Shoreview, but for the whole city. It’s come a long way — it was once a municipal landfill but was transformed into a hilly public park in the 1980s. Today, it offers walking trails, a dog park, a windsurfing and kayak launch and some of the best bay views in the city. It’s also an access point for the Bay Trail, a shoreline path that stretches for 350 miles that’s very popular for joggers, walkers and cyclists. “The Bay Trail is a lifeline for these communities,” Shaffer says. Shoreview Park, nestled within the neighborhood, has tennis courts, a playground, a baseball diamond and a skatepark. The San Francisco Peninsula’s hot, dry summers and mild winters make it ideal for year-round recreation.

Diverse dining and grocery shopping
There’s a small shopping plaza at the northern end of the neighborhood where people can stop off for groceries at Chavez Supermarket, a family-owned Mexican supermarket chain. The neighborhood is also home to Chinese, Mexican, Salvadoran and Indian restaurants. Tabla Indian Restaurant is a long-running local eatery serving classic curries, biryanis and dosa. For upscale dining and boutique shopping, Downtown San Mateo is only a mile away.

Young students can start their education at LEAD Elementary, which earns a C-plus from Niche. For middle school, the next step is B-plus rated Bayside Academy. Students then move on to Aragon High School, which earns an A-plus rating and is ranked by Niche as the best high school in San Mateo. The high school’s graduation rate is 98%, far above the statewide average. For an alternative, students can apply to North Shoreview Montessori Elementary School, an A-rated public magnet school.

Getting around the Peninsula by car or rail
South Shoreview is bordered by State Route 101, also known as the Bayshore Freeway, a major north-south highway that connects with San Francisco and Silicon Valley. It’s about 20 miles to Downtown San Francisco and 15 miles to Palo Alto and Menlo Park. Those who prefer rail travel can hop on the Caltrain in Downtown San Mateo. Caltrain is a regional commuter train that runs from Downtown San Francisco to south of San Jose. The San Francisco International Airport is 8 miles north of the neighborhood.
