The neighborhood’s most popular address is Smith Ranch Homes, a gated, resort-style 55-and-up community built in the early 1990s. It’s one- and two- bedroom condos with balconies average $750,000. Within 30 acres of leafy, landscaped grounds that connect with parks and open space, it’s a breath of fresh air for the recently retired. In the Captains Cove condo community, a two-bed, one-bath unit on the upper floor costs about $600,000, while Contempo of Marin mobile home park offers a more affordable price tag. At either, residents will have wide-open views of the surrounding hills, which become a brilliant emerald green in spring and golden in summer. Area public schools are some of the top rated in San Rafael, which tends to have lower rated options than elsewhere in Marin County. Smith Ranch kids can attend Mary E. Silveira Elementary School, which earns an A rating from Niche. Students then move on to A-rated Miller Creek Middle School and A-minus-rated Terra Linda High School. Smith Ranch is bordered by U.S. Route 101, also known as the Redwood Highway, a major commuter corridor that offers a direct connection to the Golden Gate Bridge and San Francisco. The neighborhood is served by Marin Transit, which operates bus lines that make stops along Smith Ranch Road. Smith Ranch is at an increased risk for flooding

Because of the area’s low elevation and proximity to San Pablo Bay wetlands, some parts of the neighborhood are at an increased risk for flooding. Marin County officials monitor low-lying areas of the county and issue alerts and guidance when heavy rainfalls are expected.
