Growing Tulsa suburb on the Arkansas River

Sand Springs began its journey in 1908 when oilman Charles Page bought land west of Tulsa to create a refuge for local orphans and widows. During the following century, the settlement on the Arkansas River evolved into an industrial center known for auto and glass manufacturing. With a current population of 20,000, the suburb is “the biggest small town you’ve ever seen,” according to Adam Callaway. “It’s got a lot of growth happening, but it has that old-school vibe, like a rural town,” says the Realtor with Keller Williams Advantage. Families are drawn to the highly rated school district, which has a significant community presence. The nearby Keystone Ancient Forest, a 1300-acre woodland populated by centuries-old cedars and post oaks, is a natural marvel.

Sand Springs Public School District is city’s biggest employer

The Sand Springs Public School District earns a B-plus from Niche and is the city’s largest employer. The annual Monster Ball, a costume party held by Charles Page High School’s softball and baseball teams, raises funds for the local Special Olympics chapter. Parents might also choose to send their kids to Lake Country Christian School, a private learning institution serving students from pre-kindergarten through grade eight.

Boutiques and coffee shops fill the Box District

The Box District spans several blocks in downtown Sand Springs. Locally owned specialty stores, boutiques, bars and coffee shops occupy an eclectic blend of brick and stone buildings around Broadway and Main Street. Italian and Mexican cuisines are well-represented on the dining scene, but plenty of other options are available within walking distance. Streetscape enhancements are underway to make downtown more accessible and visually appealing. “The Box District is just a few blocks long, but it’s really coming to life,” Callaway says. Chain restaurants and shopping centers can be found alongside Sand Springs Expressway.

New construction south of the river in Prattville

The median home price in Sand Springs is $240,000, roughly on par with Tulsa’s current median price but much lower than the national median of $407,000. Bungalows and starter homes cost $125,000 to $200,000. Though it’s considered part of Sand Springs, the area south of the Arkansas River is known as Prattville. This is where most of the new construction occurs, with recent builds priced at $250,000 to $450,000 — about the same as well-maintained older homes north of the river. Properties on the outskirts of town tend to include more acreage and might fetch prices in the $350,000 to $600,000 range. As a Tulsa suburb, Sand Springs lies in the Tornado Alley area, so homeowners should ensure that their insurance policies cover storm damage. Since stormwater runoff can pollute the city’s water system, municipal websites provide instructions on safe water practices.

Hiking in the Keystone Ancient Forest

The Keystone Ancient Forest makes Sand Springs a popular hiking destination, with well-kept trails winding beneath the dense tree canopy and along the banks of Keystone Lake. Community parks are family-oriented, and many include exercise trails. A golf course and shooting range cater to niche interests. The city also has the only municipal BMX track in greater Tulsa. Thanks to a series of bonds passed in 2022, improvements are underway for the parks and recreation system, including a new playground and upgrades to sports fields. The Sand Springs Expressway to Downtown Tulsa

Sand Springs lies about 8 miles from the heart of Tulsa. While buses on the Metrolink Tulsa system stop in several places throughout town, the trip to downtown Tulsa often takes at least an hour, so cars are a necessity. Highway 412, also known as the Sand Springs Expressway, is the major traffic artery in and out of Tulsa. The town’s hospital, St. Francis Health System, is close to the expressway. The nearest major airport is Tulsa International, 15 miles away.

The Sand Springs Local Church Network

True to its Bible Belt location, the city is home to many churches, most of them Baptist or Southern Baptist. The Sand Springs Local Church Network hosts free seasonal events, and the various congregations are known for community outreach efforts like painting schools and assisting with city projects.

Crime

According to FBI data, violent crime rates trend lower than state and national averages but can vary significantly from year to year. Incidents of property crime, meanwhile, are comparatively high. In 2023, the Sand Springs Police Department installed license plate reading cameras to help track criminal activity and expedite arrests.
