A neighborhood fit for royalty stands the test of time
In the early 1920s, as Santa Ana expanded, Floral Park blossomed into a neighborhood where the city's crème-de-la-crème wanted to be. Political leaders, prominent business people and even international royalty — the Maharajah of Indore Sir Yeshwant Holkar — lived in Floral Park in the early part of the 20th century. Today, 200 of its 600 homes are on the National Register of Historic Places, and it’s now the largest historic district in Santa Ana. The close-knit community of about 1,700 residents appreciates its proximity to downtown Santa Ana and the rest of Orange County, as well as the custom, original homes from the 1920s. “It’s a real throwback neighborhood. The neighbors know each other, and they care about each other,” says Jeffrey Katz, President of Floral Park Neighborhood Association. The area is also pet friendly. “We have a lot of dogs. On a morning walk, you’ll pass a person walking a dog,” says Realtor and resident Sandy DeAngelis who works with Seven Gables Real Estate and has over two decades of experience in the area. After dog spotting, neighbors wave to each other and stop by for a chat.
Landscaping and historic homes under the Mills Act
Floral Park’s busy sidewalks are lined with so many tall oak and sycamore trees that it feels right out of a woodland fairytale. “It’s a designated urban forest. One of the things the neighborhood works toward is planting trees,” DeAngelis says. The neighborhood has high curb appeal; homes here have meticulously maintained exteriors and spacious lawns landscaped with local flora, especially the historic houses. Many homes here qualify for the Mills Act, which provides tax credits to owners of historic homes who agree to protect, preserve and maintain their property per specific preservation standards. “There are incredible houses, a great neighborhood and wonderful people. The houses are unique and historic,” DeAngelis says. Newcomers to Floral Park can find a dizzying array of home styles lining the wide residential streets. There are Mediterranean homes, Colonial Revivals, Tudors and Cape Cods, all with spacious yards. Most range from $1.3 million to $1.5 million. No matter the style, they’re in demand: “We have very low inventory available,” DeAngelis says.
Neighborhood association events
The Floral Park Neighborhood Association hosts many events to bring neighbors together throughout the year. “It’s an involved community,” DeAngelis says. “I’d say 60% of people are very involved in the neighborhood.” Popular events include the annual Walk of Lights, in which dozens of homes participate in a contest of vibrant Christmas lights displays, and the annual Walk of Frights, celebrating Halloween with spooky decorations for trick-or-treaters. Residents also open their homes for the annual Floral Park Home and Garden Tour, which is also a philanthropic endeavor. “Volunteers for the house tour created 30 scholarships to local students, and we’re giving 10k to local charities,” DeAngelis says. “It's a real neighborhood— people help each other, and there’s a lot of community involvement. I'm impressed and I've lived here 30 years.”
Santa Ana public schools
Rated a B-plus on Niche, Santa Ana Unified School District serves kids in Floral Park. Santiago Elementary has a B-minus rating, while Willard Intermediate has a C grade. Santa Ana High School has a B-minus grade and features notable alumni like actress Diane Keaton and Olympic gold medal diver Greg Louganis. A private school option, Orange County School of the Arts has an A-plus grade and serves seventh through twelfth grade.
Jack Fisher Park and a garden
Named after Santa Ana resident and decorated WWI hero Jack Fisher, Fisher Park offers over 2 acres of green space on the northern edge of the neighborhood. It has a log cabin often reserved for cookouts and parties. A cannon replica sits near the entrance, a popular attraction for kids to climb. For more fun, a large playground sits close by. Benches and picnic tables are scattered throughout. At Sarah May Downie Herb Garden, neighbors can relax and read a book on one of the benches as butterflies pollinate flowering plants.
Retail on 17th Street
Floral Park’s walkability makes it easy to get to stores and restaurants along 17th Street. While shopping is limited within the neighborhood, the main thoroughfare has a Big Saver Foods for groceries and a 7-Eleven convenience store. As for local restaurants, Peking Kitchen offers a casual atmosphere and cushy booth seating. El Pico De Gallo Grill isa laidback, vintage-style restaurant with checkerboard floors serving signature tacos al pastor. For more retail, MainPlace Mall is only a couple of miles away.
Floral Park to downtown Santa Ana
Floral Park is close to the Interstate 5 freeway, giving residents easy access to the rest of Orange County and the rest of Southern California. For commutes, the neighborhood is only 2 miles away from downtown Santa Ana, allowing for a ten-minute drive to the city center. There are also a few Orange County Transportation Authority bus stops. For a nearby medical center, residents can go to Kindred Hospital Santa Ana, located 2 miles from the neighborhood. The closest major airport is John Wayne Airport, a 10-mile drive away.
