“Madison Park has a beautiful street view,” says Mindy Luong, Broker and Realtor who has owned property in the area. “They have all kinds of trees, which makes it beautiful to drive down the street. They keep the landscape good, which gives it a nice look.” Twisting limbs of trees shade manicured yards from the bright SoCal sun. Neat green yards lie side by side, separated by driveways and sidewalks.
Ranch-style homes line the residential streets, alike in structure but unique in style. Some have Spanish motifs, like stucco and barrel tile, while others have more contemporary looks with brick exteriors and front-loading garages. These homes can range from $740,000 to $900,000. Bungalows sell from $550,000 to $850,000.
“There are a lot of newer homes in Madison Park compared to nearby neighborhoods, and the neighbors all seem to know each other,” says Javier Robles, a local real estate agent selling in Santa Ana since the early 2000s. “And you don’t see a lot of homes for sale there either, because the families stay for years.”

Neighborhood kids start school at James Madison Elementary School, which earned a C-plus on Niche. They will advance to Julia C. Lathrop Intermediate School, which earned a C. Newport Beach is only 10 miles southwest, and Anaheim is 11 miles north. John Wayne Aiport is 5 miles south in neighboring Irvine, connecting Madison Park with a means of national and international travel.
