Close to Irvine and Costa Mesa and just a few miles from Downtown Santa Ana, Valley Adams is a quintessential suburban neighborhood that offers affordable homes, quiet streets and easy access to surrounding communities in Santa Ana and other parts of Orange County.

Newcomers to Valley Adams will find the neighborhood streets lined with ranch-style homes built in the late 1950s, with low-pitched roofs and stucco facades. Lot sizes can run small, but plenty of room remains for landscaped front yards and backyards with pools or patios. Sidewalks are abundant and dotted with tall trees, offering the perfect place for an afternoon stroll or walking to the schools in the neighborhood. Prices range from $530,000 for 1,100 square feet to $860,000 for 1,600 square feet. If you're looking for something with a bit less upkeep, you can also find town houses in the neighborhood, with prices averaging around $500,000 for 1,200 square feet.

Children attending public school may begin their education at Adams Elementary, then move on to Carr Intermediate and Valley High, all part of the Santa Ana Unified School District. Valley High serves approximately 2,200 students from ninth through twelfth grade and offers learning academies in specific areas of study like the arts, new media, engineering and healthcare. Within its arts program, it offers the only ceramics program in the entire school district.

Locals often head to Adams Park when they’re looking to get outside in the sunshine. This nearly-six-acre park offers amenities like basketball courts where you can work on your jump shot and a baseball diamond where you can cheer on the local Little League team. There's also a large playground for the kids, complete with a tot lot and sprawling green space dotted by tall trees, perfect for play or relaxing.

Head to Bristol Warner Marketplace to cross everything off your weekly to-do list: pick up groceries at Food4Less and visit any of the services there, like the dentist, laundromat and hair salons. While there, treat yourself to Hawaiian barbecue dishes like chicken katsu, kalua pork and teriyaki chicken at Ono Hawaiian BBQ or pick up a pepperoni pizza at Dominos. For more shopping and dining, head to Santa Ana’s historic downtown area, just three and a half miles away, grab dinner at El Mercado for their modern Mexican dishes and inventive cocktails and then see an independent film at Frida Cinema. Or, if you'd rather head into nearby Costa Mesa, make the three-mile trip south to South Coast Plaza, a popular shopping mall with 275 well-known retailers and both casual and fine dining options.

When it comes time to commute, you’ll have easy access to I-405 and SR-22, located just outside the neighborhood. Those will take you north to Anaheim, south to Irvine, and anywhere else in Orange County you want to go. And if you need to go a little further, Valley Adams is less than seven miles from John Wayne Airport, which offers flights throughout the United States. Canada and Mexico.
