Early 20th-century built neighborhood with plant-lined streets
Marked by its distinct Argonne Circle laid out in the 1920s, East San Roque is a plant and tree-filled suburb in northern Santa Barbara. After decades of mainly being agricultural ranch land for early pioneers, the East San Roque community started coming to life in the early 20th century when curving and gridded streets were molded and stylish Tudor and Spanish Colonial homes were built. Today, people still reside in some of these homes and take advantage of the quiet, walkable streets lined with lush agave plants, palm trees and several shaded Little Libraries. “It’s just very quaint,” says Lynda Elliott, Realtor for Zia Group and Santa Barbara native. “In this area, you see a little bit different architecture plus bigger lots and bigger homes compared to the other side of San Roque.” Along with the low CAP Index crime score of 2 out of 4, many families move to the area to be close to well-rated schools, according to Elliott. Residents are also near large event spaces, farmers markets and other historical sites like the tan and salmon-colored Old Mission Santa Barbara.
Spanish and Dutch housing styles set near Argonne Circle
Streets in East San Roque are steep and primarily laid out in an irregular grid. Many stretch out from the centralized Argonne Circle, originally developed in the early 20th century as part of Rutherford Park, the area’s first subdivision. Most residential roads here are canopied with live oak and pine trees, and yards are well-manicured with trimmed rose bushes and bright birds of paradise plants. Some residences are crosswalks leading to Peabody Elementary and the impressive San Roque Catholic Church.
Midcentury to late 20th-century condos with Spanish-style details are gathered near the southeastern pocket. These two-to-three-bedroom homes feature wooden decks facing fruit trees and views of the Santa Ynez Mountain range, and many are close to walking trails and community pools. Prices range between $750,000 and $1.5 million, with larger condos or remodeled ones costing more.
Single-family homes here come in various styles and at various price points. Ranch-style and modern traditional properties built between the 1940s and ‘60s are spread across the northern part of East San Roque and feature stucco exteriors and raised foundations. Prices can range from $1 million to $1.6 million. A mixture of early 20th-century to midcentury Tudor-style, one to two-story Spanish Colonial and Dutch-inspired cottages are scattered across the neighborhood. Many homes are fixed with privacy fences, short brick entryways and narrow cement driveways. These homes are roughly priced between $1.7 million and upwards of $3.5 million based on square footage, lot size, and whether or not the house has been renovated.

Hiking in Stevens Park and lawn bowling at MacKenzie Park
The 25-acre Stevens Park is the go-to outdoor spot for East San Roque locals. Visitors can hang around the playground, relax in grassy areas by the San Roque Creek or hike toward the Jesusita Trail trailhead near the Lauro Canyon Reservoir. MacKenzie Park is further south of the area and houses athletic fields where local PONY Baseball leagues play and lawn bowling—a sport where players roll wooden balls on turf to get close to a white ball target without knocking it. Folks can even bring their furry loved ones to the on-site dog park. The public 18-hole Santa Barbara Golf Club is a few blocks south of the community in the foothills. The club has a Ladies Learn and Play Golf Academy where participants practice putting and different course strategies. For a break from outside, Hitchcock Cinema and Public House is less than two miles southwest and shows new releases.

Grabbing a bite on De La Vina
East San Roque residents can access major grocers like Gelson’s and Trader Joe’s on nearby State Street. On Saturdays, Downtown Santa Barbara also holds its own Farmers Market along State Street with several white tents selling fresh produce and handmade goods. De La Vina branches off of State and houses plenty of locally owned eateries. Los Agaves is a casual dining spot serving Mexican staples like flautas and carne asada. For an afternoon pick-me-up, Handlebar Coffee Roasters sells baked goods and lattes in its dog-friendly outdoor patio. Artistic pursuits at Santa Barbara Senior High
East San Roque falls in the Santa Barbara Unified School District, which is ranked the second-best district in Santa Barbara County, according to Niche. Kids here start at Peabody Charter, which scores an A from Niche and move on to the B-rated Santa Barbara Junior High. Santa Barbara Senior High earns an A-minus and is known for its Theatre Department, which strives to give students a “company” feel where students can learn industry-related skills through spring and fall productions. The school also has several artistic student organizations, such as Animation Creation and Fashion and Film Club.

Italian art festival at the Mission and exhibits at Earl Warren Showgrounds
Old Mission Santa Barbara, one of the city’s most iconic landmarks, is near the southern border of East San Roque and hosts its popular I Madonnari Italian Street Painting Festival every May. Artists cover the Mission Plaza pavement with detailed pastel paintings, and onlookers watch and take pictures. Funds from the event go towards the local nonprofit, Children’s Creative Project, and visitors can check out the on-site Italian market for art posters and homemade pasta or jam out to live music. Locals can travel less than 2 miles south to Earl Warren Showgrounds for the annual Santa Barbara International Orchid Show in March. Local, national and international flower artisans present their large, colorful orchid displays at this two-day event, and spectators can also go to various demonstration workshops and other art vendors.
Some fire and mudslide risks in East San Roque
East San Roque is at risk of wildfire damage, especially from June to October. Through the city’s Ready, Set, Go! Program, homeowners can get tips on how to protect their properties for any wildfire emergency, like keeping the grass cut low during hotter weather and using non-flammable construction material on additional decks or patio covers. Like several parts of Santa Barbara, East San Roque has very soft soil. Any burning of the soil may cause it to become even less stable, and mudslides may occur after heavy rainfall, like the infamous one in Montecito in 2018. Santa Barbara County urges homeowners within these loose soil areas to stock up on emergency building materials like plywood and sandbags and check valves in sewer traps in case of flash flooding.
