Named after the forests of trees imported and planted there in the late 1800s, Eucalyptus Hill is an affluent residential area with tons of natural beauty close to city parks and shopping. “People move here for the views,” says Caleb Overton, Realtor for Keller Williams and longtime Santa Barbara resident. “Some homes have views of the ocean, city and mountains, and properties tend to be priced higher, compared to the lower east side of Santa Barbara.” Drivers will see a mix of palm, pine and green valley oak trees while cruising north along the one-lane Eucalyptus Hill Road, and residents eat at oceanside French restaurants and stroll in the expansive Hale Park.

The curvy, tree-lined streets in Eucalyptus Hill wind around single-family homes with steep, stone-laid driveways. Some roads are narrow, without sidewalks, and pass impressive, gated properties. Certain homes in the community may qualify for discounted insurance plans if they have specific building elements like asphalt shingles and metal gutters, according to the Eucalyptus Hill Improvement Association (EHIA).
Midcentury ranch-style homes and two-story cottages are spread throughout the southwestern portion of the neighborhood. These homes have stucco exteriors and tall flower bushes surrounding front yards. Some even have vine-covered wooden gates leading to their properties. Prices for these homes range between $1.7 million and $3.3 million, and the more expensive homes usually have larger lots. A mix of late 20th- and early 21st-century ranch-style homes with shingle roofs and contemporary Mediterranean-influenced houses are found in higher-elevated areas around the entire Eucalyptus Hill community. Their massive, landscaped yards have desert plants, in-ground pools and stunning views of the distant Santa Ynez Mountains. Some properties even include private tennis courts and vegetable gardens surrounded by palm and fir trees. Prices go from roughly $4 million to about $6.5 million.

While Eucalyptus Hill is mostly residential, locals aren’t far from nearby shopping and dining. Trader Joe’s is 2 miles southwest of the area, and Sprouts Farmers Market is a half mile southeast in the Santa Barbara Plaza. There, shoppers can pick up breakfast burritos and coffee at Jack’s Bistro and Famous Bagels or sit down for Thai food at Your Place Restaurant, which is a block over. For dinner near a fireplace, Stella Mare’s serves escargot, filet mignon and other French dishes in a flowery green building a few miles south of Eucalyptus Hill. Connecting to nearby neighborhoods and Downtown Santa Barbara
California State Route 192 touches the northern border of Eucalyptus Hill, connecting people to other neighborhoods along the Pacific Coast, like Riviera and Cielito. Downtown Santa Barbara is 3 miles west, and East Beach waterfront is roughly 3 miles south via Alameda Padre Serra Street. The area is car-dependent, but Santa Barbara Metropolitan Transit District buses make stops on North Salinas Street near the south border. Santa Barbara Cottage Hospital is 6 miles west, and Santa Barbara Airport is 13 miles west via U.S. Route 101, a few miles south of the neighborhood. Folks can catch flights to major West Coast cities like Seattle and Las Vegas.

On Sundays, residents travel 2 miles to Chase Palm Park for the weekly Santa Barbara Arts and Crafts Show. Nearly 150 artisans set up tables and tents under palm trees, showing original paintings, sculptures and intricate jewelry. During the holidays in December, the city hosts the Parade of Lights at Santa Barbor Harbor, 4 miles southwest of Eucalyptus Hill. Children play in fake snow and meet up with Santa Claus on the City Pier at the harbor, and later in the evening, onlookers gather on the wooden boardwalk at Stearns Wharf to watch dozens of Christmas light-strung boats sail by. At night's end, folks can enjoy fireworks above nearby West Beach.

Eucalyptus Hill has an overall CAP Crime Index score of 3 out of 10, lower than the national average of 4. The EHIA is active in the area, giving updates on any suspicious activity along with wildfire and construction updates; the group also hosts an annual meeting where neighbors can hear from police and firefighter guest speakers. The Santa Barbara County Sheriff’s Office is also heavily involved in the city’s communities and holds regular Coffee with a Cop events where residents can meet with police officers for casual conversation at local coffee shops.
Neighborhood residents may sometimes experience poor air quality due to wildfire smoke during peak season from June to late October, as well as Marine inversions—where the cool temperature of the Pacific Ocean meets with the warm air above it to create smog. The Santa Barbara Air Pollution and Control District suggests that people routinely check the Air Quality Index for their region. During smokey or hazy days, the district also recommends keeping windows closed, running the AC with clean filters and staying hydrated. To mitigate wildfires within the region, the EHIA reminds residents to make a defensible space around their properties using hard materials or horizontal shrubs as a shield from fire. Around April and May, the association also hires Ventura Brush Goats—a family-run operation in nearby Ventura County—to bring farm goats to graze on flammable vegetation and thistles in various canyons around the community.
