Rumored to be the birthplace of the famous ranch dressing, Hidden Valley is a well-established neighborhood close to local shopping centers, sprawling city parks and scenic beaches. “It’s like this little retreat—a special place in the middle of everything,” says Lori Akers, Realtor Berkshire Hathaway, who lives in the community. Many families and tradespeople reside here, and there’s a variety of residential housing, from duplexes to Spanish-style properties, conveniently not far from U.S. Highway 101. The green and tan Santa Ynez Mountains can be seen while driving around the tree-filled Hidden Valley Park, and folks love biking along the Arroyo Burro Creek past miles of foliage and lush, flowering bushes. With a low CAP Crime Index Score of 3, people feel comfortable walking around, meeting their neighbors, or venturing outside for annual city events. “It’s very quiet and peaceful, and you’ll find a lot of people out with their dog. Nobody moves. They like it here,” Akers says.

Variety of housing in Hidden Valley
Most homes in Hidden Valley sit close together in curvy, sidewalk-lined cul-de-sacs. The streets here are well-paved with mature palm trees, white crosswalks, and tall lampposts next to the flower gardens in the front yard. Late 20th-century condos and townhouses with stucco exteriors and Spanish tile roofs are located near the northern border near U.S. Route 101. These properties sit in subdivisions like Casa De La Cumbre and include community pools, clubhouses and monthly HOA fees of around $400. Prices for these one to three-bedroom properties run between $850,000 and $1.3 million. Hidden Valley also houses the Vista del Monte retirement community close to the northern border; residents here have access to multiple one to two-bedroom floor plans, outdoor walking paths in the courtyard and an indoor aquatic center.
Midcentury Spanish-style duplexes and ranch-style homes are dispersed throughout the neighborhood and feature rock-landscaped front yards, small tiled back patios and prices between $1.6 and $1.9 million. A mix of 1960s contemporary Craftsman, midcentury two-story new traditional houses with wooden exteriors and massive late 20th-century Mission Revival properties are gathered in more secluded, hilly areas up north. These homes are surrounded by groves of oak and Monterey cypress trees and have long, steep gravel driveways and backyards overlooking the distant Ynez Mountains. Car-dependent community with bike lanes
U.S. Route 101 runs along the northern border connecting people to other coastal neighborhoods like West Beach and Bel Air. Folks can also access Downtown Santa Barbara 4 miles east via U.S. 101. While there are sidewalks throughout several subdivisions, the area is mostly car dependent, and Akers says traffic light here. Folks can use bike lanes on Veronica Springs or Modoc Road and hop on Santa Barbara Metropolitan Transit District buses which stop throughout the area. Santa Barbara Cottage Hospital is 2 miles east, and Santa Barbara Airport is 8 miles west mostly giving routes to other West Coast cities like Seattle and Phoenix.

Biking past the Arroyo Burro Creek
Within the neighborhood, the 15-acre Hidden Valley Park is filled with shaded benches, a small playground with a swing set, and the winding Arroyo Burro Creek that trickles down from the dense Los Padres National Forest about 18 miles north. Folks can access the paved Los Positas Bicycle and Pedestrian Path which was completed in 2020 and runs along the creek toward the highly visited Arroyo Burro Beach Park, locally known as Hendry’s Beach, 2 miles south. There, visitors can play sand volleyball, fish along the shore or sunbathe next to green cliffs and the crystal blue waters of the Pacific Ocean. The public 18-hole Santa Barbara Golf Club touches the north border of Hidden Valley, offering daily tee times and private lessons on its well-manicured par-70 course. Near the area’s southeastern tip, the 230-acre Elings Park has sporting fields for soccer, baseball and rugby. There’s also nearby, rocky bluffs where people paraglide and nine miles multi-use trails showing mountain and ocean views.

Grocery shopping at nearby Gelson’s and eating by the water at the Boathouse
While Hidden Valley itself doesn’t have many shops or restaurants, residents can drive 2 miles north to Gelson’s Market in Loreto Plaza for groceries. The plaza also features other retail chains and local spots like Chaucer’s Books selling old and new novels and Posh Fine Jewelers offering giftware and repair services. La Cumbre Plaza is an outdoor shopping mall a mile west of Loreto Plaza and includes a Whole Foods, Macy’s and Williams-Sonoma. Neighbors can head to the community’s northeast corner for lamb fried rice and orange chicken at Meet Up Chinese or hit up Harry’s Plaza Café for classic meat-and-potatoes dishes in its classic saloon-styled dining room. For upscale seafood platters on the waterfront, the Boathouse at Hendry’s Beach is 2 miles south.

Rocking out at Elings Park in the summer
In the summer, Hidden Valley residents can jam out at monthly musical concerts by local rock and reggae bands or enjoy Shakespeare-play performances in its open, grassy lawn space. Parents can also enroll their kids in Camp Elings, where participants play tennis, practice BMX bike tricks and learn about theater. In August, locals can head about 4 miles east for the annual Old Spanish Days Fiesta in Downtown Santa Barbara. Started in 1924, this 5-day festival welcomes people all over the city for Latino snacks and drinks at Casa de la Guerra, colorful, restored Cadillacs at the Fiesta Car Show and the El Desfile Historico parade where flower-decorated floats and over 600 horses travel down State Street.

Staying up-to-date on air quality in Santa Barbara
Hidden Valley residents may sometimes experience poor air quality due to trapped air pollution between the mountains and ocean or smoke from wildfires during peak season from June to late October.
