About 7 miles south of Santa Fe, the large ranches of Sunlit Hills are surrounded by juniper-piñon woodlands, gently sloping land, and flat desert plains. “If you’re saying to yourself that you want to be near the Santa Fe Plaza but lead a rural life with horses, then Sunlit Hills is the perfect place to be,” says Jody Lusk, a Santa Fe local and Associate Broker with Barker Realty. Set at the base of the Sangre de Cristos, Sunlit Hills is close to natural spaces like Arroyo Hondo and hiking trails like the Santa Fe Rail Trail, all with panoramic views of Santa Fe’s mountain ranges. “Lots of people want to be on the north side of Santa Fe because the Sangre de Cristos are so close,” explains Lusk, “but it’s in the flatter, lower places like Sunlit Hills where you get the sweeping views of the Jemez and Sandia Mountains.” Sunlit Hills sits directly on Interstate 25, and scores a low 1 out of 10 on the CAP Index, compared to the national average of 4.

Santa Fe-style ranches and custom-built estates surrounded by gentle hills

Most homes in Sunlit Hills are Santa Fe-style houses built between the 1970s and 2000s, with tan stucco exteriors, exposed wooden beams called vigas, and colorful adobe walls and fences that lend them a sense of privacy. All have 5 acres or more, on land that's either gently sloping or flat; the flatter the lot, the higher the price, ranging from $700,000 to $1.3 million. Custom-built homes from the 2000s and set on 5 to 7 acres of juniper-piñon woodlands are scattered across Sunlit Hills, most with Spanish Revival features like terracotta-tiled roofs, arched doors and windows, and bright stucco exteriors; prices range from $1.1 million to $1.8 million, depending on lot size. Undeveloped land is also available here, with prices ranging from $185,000 for 5 acres to $280,000 for 6 acres.

Nature trails, marshy canyons and forests nearby

“There are trails running all throughout the Sunlit Hills area,” Lusk says. “I go out that way with my dog a lot, and I always see a few people out there, and even horses.” The 15-mile Santa Fe Rail Trail forms the neighborhood’s western border and runs along the old Santa Fe Railroad; beginning at the Santa Fe Railyard to the north and ending at the Lamy Depot to the south, the Rail Trail is open to pedestrians, cyclists and horseback riders. Around 5 miles north, the 86-acre Arroyo Hondo Open Space is a canyon filled with piñon trees, rock crags and 3 miles of walking trails. About 6 miles south, the Eldorado Forest is home to nearly 30 miles of trails, which climb mountain peaks and overlook the surrounding desert landscape. “The Eldorado Forest is really meant for residents of Eldorado — but hikers will hike,” laughs Liza Cale, a local Associate Broker with Santa Fe properties.

Nearby eateries and shops on Old Las Vegas Highway and Downtown Santa Fe

Old Las Vegas Highway runs by Sunlit Hills’ eastern edge and is home to some of Santa Fe’s most popular restaurants. “Harry’s Roadhouse is a classic diner and almost always busy, and Jambo Bobcat Bite makes the best green chile cheeseburger around,” says Cale. While there are no grocery stores within Sunlit Hills, Kaune's Neighborhood Market is 7 miles north in Downtown Santa Fe and has been in operation since 1896.

Santa Fe Public Schools

Local kids can attend Santa Fe Public Schools, including E.J. Martinez Elementary, which earns a C-plus from Niche, and Milagro Middle, which receives a C-minus. Immediate Interstate 25 and Old Las Vegas Highway access

Sunlit Hills is bordered east by Interstate 25 and the Old Las Vegas Highway; the latter branches off to Old Pecos Trail, which leads into Downtown Santa Fe 7 miles north. Although a lack of public transportation and sidewalks leaves many residents of Sunlit Hills car-bound, the Santa Fe Rail Trail invites walkers and cyclists to walk to the Santa Fe Railyard in downtown. The CHRISTUS Saint Vincent Regional Medical Center is 5 miles north, and the Santa Fe Regional Airport is 16 miles west.

Weekly farmers and artists markets in Downtown

Every Saturday Santa Fe Farmers and Railyard Artisans markets run side-by-side in the Railyard Arts District in Santa Fe, 7 miles north of Sunlit Hills. Farmers from all over Northern New Mexico come here to sell fresh produce, meats and other animal products, while local artists sell everything from quirky paintings of buffalo to bedazzled dog collars.
