Southern Santa Maria neighborhood close to city parks and shops
Located in the southern part of Santa Maria, Entrada Este is a residential area with well-kept homes and easy access to shopping. “It’s a more desirable and more expensive area to live in than other parts of the city,” says Randy Smith, Real Estate Broker for United Agents. Residents can drive, bike or sometimes walk to stores in the Crossroads at Santa Maria, and parks with lush greenspace and reservable community centers aren’t far. Entrada Este is close to musical events in Rotary Centennial Park, and Smith says Pismo Beach is a short drive north of the area. Plenty of wineries are just south.

Residential streets in Entrada Este are well-paved and lined with sidewalks. Homeowners have small, well-manicured grassy lawns; intricate street light fixtures and palm trees dot the area. Some houses sit in cul-de-sacs. “It’s more of a family community,” Smith says. Single-family homes here include early 21st-century Spanish-style and new traditional properties with brick and stucco exteriors and terracotta roofs. These one to two-story homes have shaded concrete patios and spacious backyards with the occasional flower garden. Prices range between $660,000 and $830,000, depending on square footage. Many sit in HOA-controlled communities like Bradley Square, with monthly fees of up to $195.

Chicano music studies at Ernest Righetti High
The area is zoned for the Santa Maria-Bonita School District for elementary and middle school. Kids start at Bill Libbon Elementary and move on to Arellanes Junior High, both earning C-minus grades from Niche. Residences in Entrada Este fall in the Santa Maria Joint Union High School District; the B-plus-rated Ernest Righetti High offers its own Marimba Band and Ballet Folklorico Group studying contemporary Chicano and Latino musicians.

Walkable to Fletcher Park
Rotary Centennial Park sits near the southern border of Entrada Este and has playgrounds, a basketball court and the Robin Ventura Baseball Field. Homeowners are also within walking distance of the 3-acre Fletcher Park, fixed with a small play area and plenty of open greenspace. Maramonte Park is about a mile southwest of the neighborhood and has nine acres of grassy terrain with tennis courts and horseshoe pits. The area also has the Maramonte Community Center for small parties and seminars. Locals can also walk, jog or bike along the College Drive to McCoy Lane Trail; it passes the tiny Skate Park, an ideal spot to practice small tricks. The idyllic Pismo State Beach is 22 miles northwest via the 101 and has multiple trailheads and rock formations near its shore.

Proximity to retail chains and family-run restaurants
Residents have access to Walmart Neighborhood Market at the Crossroads at Santa Maria shopping mall; the area also has several retail giants like T.J. Maxx and The Home Depot as well as fast food chains. Betteravia Road is dotted with small businesses like Anthony’s Jewelers and Gavin’s Books, where folks can sell and buy used titles. For local food options, 101 Grill serves Hawaiian BBQ and flavored ice teas and Pappy’s Restaurant, located on the other side of U.S. Route 101, has been serving breakfast plates since 1959. Locals can also drive about 6 miles south to the Presqu’ile Winery for tastings and upscale charcuterie spreads at a hilly estate. Cottonwood Canyon Vineyard and Winery is well-known for its pinot noirs, elite wedding venue space and the first wine caves built in Santa Barbara County.

Rocking out at Rotary Centennial Park
In warmer months, Rotary Centennial Park hosts the Summer Concerts in the Parks series. On Sundays, residents can bring blankets and chairs to sit and enjoy live music from local bands. The Santa Maria Parade of Lights is a popular event a few miles north of the neighborhood; in December, over 100 light-decorated floats, classic cars and dance performers roll down South Broadway.

Plant-filled roundabouts and access to U.S. Route 101
Downtown Santa Maria is about 3 miles north of Entrada Este via South College Drive. The area is fairly walkable, with several sidewalks and crosswalks. Drivers can utilize large, plant-filled roundabouts placed throughout, and U.S. Route 101 runs along the eastern border connecting to other parts of the city. Homes near the eastern border may experience some road noise during rush hour; streets like East McCoy Lane and South College Drive have bike lanes, and Santa Maria Regional Transit (SMART) buses make regular stops. Dignity Health-Marian Regional Medical Center is about 3 miles north via the 101, and Santa Maria Airport is 3 miles west. According to linked maps on the airport's website, homes in Entrada Este might fall in the designated Airport Influence Area and may experience aircraft noise.
