Welcome to wine country

In the heart of California's coastal agricultural area is Santa Maria East. The Mediterranean-like climate allows for a long growing season of sweet grapes that support Santa Maria Valley's wine region. Here, locals can sip on a glass of locally produced Pinot Noir. "Santa Maria is the jewel of the central coast. There are lots of things to do within a half-hour drive, like the beach, and Santa Barbara is nearby," says Tom Brown, Santa Maria resident since the 1970s as well as the owner and broker of Tom Brown Real Estate.

A wine and retail destination

On Broadway's commercial corridor, known as Highway 135, locals can shop and dine in retail centers like Broadway Plaza. Vallarta Supermarkets is right across the street for quick grocery shopping. The supermarket's bakery, known as a Vallarta Panaderia, has fresh bread and pastries. Alongside a business complex is the neighborhood Trader Joe's, located at the corner of Bradley and Stowell Roads. Costa de Oro has a reputation for its Chardonnay and Pinot Noir created from locally grown grapes. Wine connoisseurs socialize and sample the offerings while listening to live music on weekends. The winery also hosts indoor, dog-friendly trivia nights twice a month. The area includes a number of chain dining options and local eateries. Casa Mañana Mexican Restaurant and Fatte's Pizza are go-to spots for a casual meal. Those looking for Korean-style barbecue sit down at SizzlinGogi.

Year-round community events

The city hosts a number of public events throughout the year. "The Santa Maria Elks Rodeo & Parade is a big event held at the beginning of June. Santa Barbara County Fair always takes place in Santa Maria for five days. We also have a Christmas parade on the first weekend of December," Brown says.

A majority of renters

The Santa Maria East contains homes with small lawns showing rock landscaping, ornamental bushes and the occasional palm tree. Mediterranean-style homes with tile rooftops share the same zip code as contemporary dwellings. The neighborhood has a big rental community with several apartment complexes and turnkey properties. Condos often enter the market between $250,000 and $350,000. Detached houses have a listing range of $500,000 to upwards of $700,000.

District-wide academic programs for students

Students attend the largest public system in the county, the Santa Maria-Bonita School District. The district offers a network of supportive academic services, including Saturday School, After School Programs and extended day programs. Kindergarten to sixth graders will spend the day at Bill Libbon Elementary, Isaac Miller Elementary or Washington Battles Elementary; the schools have a C-minus grade from Niche. Isaac Fesler Junior High receives a C grade. Teens enroll in the Santa Maria Joint Union High School District to attend Santa Maria High, with a B-minus grade from Niche. The local Trivium Charter School accepts all grade levels.

Recreation supported by the community

Alice Trefts Park is a 5-acre space that has a community garden shared by Allan Hancock College. Next door, locals can participate in fitness programs and social events at the Elwin Mussell Senior Center. Adam Park's Minami Community Center attracts athletic residents for its Open Gym program, which offers soccer, volleyball and basketball. Local youth receive free admission to the recreational center.

Public bus routes and medical facilities

Commuters travel locally on the public Santa Maria Area Transit. For further distances, travelers can fly out at the Santa Maria Airport, about 5 miles away. The community has several medical offices as well as a hospital, Dignity Health's Marian Regional Medical Center.
